Waving Your Magic Spray Wand

By
Home Inspector with Charles Buell Inspections Inc.

Don’t you hate it when you wake up in the middle of the night wondering if your kitchen sink sprayer attachment is leaking?

You don’t?

After this perhaps you will.

It is very common for kitchen sink sprayer attachments to leak.

When they leak, they have a nice little funnel that the hose attaches to that drains the leak into the sink cabinet below.  If you have a ton of stuff under your sink like I do, this leaking can go on for quite some time before it gets noticed.

It is a really good idea to get down on your hands and knees once in a while and check.  Remember, every time you turn your faucet on, there is pressure against the sprayer head—whether you are using the sprayer or not.

Many people have sprayers they never use and therefore have even less chance of noticing it might not be behaving itself.

Here is a short little video of how much it can be leaking without knowing it.

I had one of those a couple weeks ago, dribbled down the hose and under the cabinet. Luckily it was a vacant house so no "stuff" to go through!

I have the kind of faucet that can either be a normal running water stream or push a button and it turns into a sprayer. With that being said, I still check under the sink every Saturday for leakes when I get out the cleaning products to do the weekly cleaning.

Hi Charles - Great. Another source of middle of the night anxiety. I hope I remember to check it when I get home, but I'll probably forget about it until I get up to pee at 3 am.

Just because I've also worked part time with my Principal Broker/Property Manager I relay this information to the new tenants...CHECK under the sinks once in awhile...even better, put your cleaning supplies in a plastic tub under the sink...it will perhaps save you from big leak damage...not to mention mold. When you take out one of those cleaning products, it will be wet..if leaking under there and be a warning if it's been leaking awhile.

Jennifer, I think a lot of people are not aware of this common leak point

Jay, I love it when the helpful bucket is present

Kristin, sometimes videos can be great for sure

Fred, it always amazes me how much they can leak and not show above the sink at all.  Typically when I pull out the hose and see it running down the hose is the first indication that there will be water under the sink as well

Nicole, it probably still has a hose that can pull out does it not?  That kind can leak too---but usually ends up dripping into the sink instead of under it :)

Dick, I love keeping people up at night :)

Charles Buell - that is pretty common and that's why if one does not use sprayer, one does not want to even have it.

Too late!  Fortunately it was just overnight that my leak occured.  I use my sprayer a lot  We fill our coffee maker with it and our doggie bowls regularly.  I filled my doggie bowls and it wasn't leaking.  The next morning I pulled that little hose up and it was spraying a fine mist into my face. Oops.  I had a box of epson salt that soaked up all the water that leaked.  But you can bet I keep a super close eye on it now.

Evelyn, I think you are safe then :)

Praful, good point---might as well nip it in the bud

Tammy, and that is the thing.  It is not a matter if they will leak but when they will leak

Oh vey. It probably happens often.  I don't have a sprayer, but if I did I could see it going unnoticed.
