I Noticed From The Repair That A Section Of Drywall Had Been Replaced

Entering the hallway I noticed from the repair that a section of drywall had been replaced.

The repair was obvious.  Not a bad job, but at the angle I hold my flashlight it was easy to see.

Of course, when that happens, I need to look at it from the attic space.

And what had been replaced was very evident from the attic side!

There was no insulation!

I'm not sure what the plastic dam all around the hole was all about.

If that was to contain the insulation once put back in then they never got to doing that.

So, now would be a good time!

Not a very hot day out the attic wasn't very hot either.  Still, this can be instructive for buyers.

Having a look at it with Mighty Mo still had information.

Choosing a palette that really brings out the disparity of temperatures, this is what that uninsulated spot looked like.

Imagine how hot or cold it can get there depending on the season!

Heat seeks cold, and even though there is only about an eight degree difference between the uninsulated spot and the ambient temperature in the house, it is still quite visible.

Even thought that spot represents a small area it can influence the entire hallway to make it feel warmer or colder.  In winter it will feel like walking through a cold area that suddenly warms up again!

My recommendation:  when people see a photo of a location without insulation they think it's just a small area so that won't be a so big a problem.  Then, when a thermal image shows what such a spot can look like it really teaches a lesson.  Comfort is comfort.  A lack of comfort is a lack of comfort.  There was another similar spot over the kitchen that would prove to be as influential when really hot or cold.  These places of missing insulation are easily fixed, and it is an important thing to do.

In this case I will convince the sellers to agree adding similar insulation and mention the fact a change was made.

Wow, that is really evident.  I did not realize a little missing insulation could create such a lose in temperature.   Thanks for sharing.

It's interesting that there is a bare spot, but what about the rest of the attic insulation being compressed by the built in flooring?

Looks like maybe there was an attic fan there or something? The texture on such a repair is almost impossible to match, I'm sure it was easy to spot. People don't realize how just one small area like that can make the difference in their home. Another area that gets overlooked is the attic access door/panel. Hardly ever see one that is insulated.

Missing insulation is always a problem.   Makes me wonder, what else is missing ?

C&M - that image to the right is what a wall with loose insulation looks like in brand new construction.  It represents a huge energy loss.  In a post I called it the Tutti Frutti wall.

Michael - yes, but the newer software is very fun too!

Wayne - I actually walk around with my flashlight nearly at the ceiling level looking horizontal.  It sees a lot!  And I can reach 8', so I can really light it up!

Debbie - it all adds up.  Wall insulation represents 30% of your heating bill.  Ceiling insulation another 30%.

Stephen - this is an older house and that floor is 8' wide from end to end in the attic.  Common in that era.  And yes, crushing insulation.

Fred - the house is 1969 and I speculated that it might be an old whole-house fan location.  But that's just speculation.  My attic access ladder is NOT insulated!

Hopefully not much Deanna!  But one spot like this often indicates others.

Indeed Mike.  Or never intended to finish it, included that dam issue in the center of the photo.  That dam thing sitting there is the crux of the insulation issue too.
