Can You Get SUNK By Social Media?

Nearly everyone these days is on social media. Whether it's Facebook, Twitter, Instagram, Pinterest or the newest - Periscope.  And, when we have a new client, we find it a very common practice to search for them on the various social media sites.  It gives us a little picture into who we are dealing with and if they are being upfront about themselves.  Imagine you're an agent and you get a call from someone who wants to look at multi-million dollar beachfront homes on the PCH, yet when you find them on Facebook, you discover they just got laid-off from the local waffle joint.  Hmmm.

 

 

Then there's the consumer (buyer/seller) standpoint.  You've made a fair (but perhaps low) offer on a house.  Negotiations are going well until the savvy seller's agent looks you up on Facebook and see's where you've shared pictures of the new house and told all your friends you'd found the one and only true home of your dreams.  Don't think for one minute that doesn't shoot holes in your negotiating power!

 

 

Perhaps you're the seller and your house has been on the market FOREVER when finally you get a couple of showings and maybe even an offer.  Again, the negotiations start and are going great until the buyer's agent sees your Tweet that you're finally getting out of this place and away from the neighbors barking dogs.  "Let the new people deal with them" you tweet.  Please don't act surprised when the buyers walk away.

 

 

The moral here is be very careful what you say on social media sites. Once it's out there on the world wide web it's out there - FOREVER - for everyone to see.  And trust me, THEY WILL!!

Bill & Cyndi Daves so true. It is easy to just say what you want to say in the privacy of our own little world, but when you post it to social media it is out there for everyone.  In this fractured political world we currently live in it is better to be demure than devout I think.

Larry Lawfer - It's so easy for people to forget that EVERYONE can see facebook, instagram, etc., even if you're not "friends" with them.  Young people especially don't realize this.  We have four children between 18 and 24 and, being the good Mom I try to be, I check up on their friends via some of the social media sites.  I am totally shocked at some of the photos these young adults post.  Heaven forbid a future employer checks up on them!!!
