Mr. or and Mrs seller, when yo list with an agent and then list it on Craig's list to see by yourself...You not only open yourself up to a whole list of issues, but if you would sell, you most likely will still owe the commission.

 

When you have a listing contract with an agent, selling it yourself most likely will NOT release you from the contract where in you will still owe the Commission.

 

I know of  a Sale like that.  The seller listed his house for one price and then a lower price on craig's list.  The seller sold the house and the agent asked for his commission.

 

Seller said no.  Agent told him to take the contract to his atty.  In short the atty said he had no leg to stand on.

 

If you list with an agent, trust that agent to do a good job.  But going behind the agents back only undermines the job the agent can do for you.

One other issue is the seller gave NO disclosures and did no water or septic tests...Problems loom in the future.

Listing with a real estate professional  and the seller also lists it on Craigslist . . . . Not matter who sells it the listing contract is in force.

My brokerage has a form for the seller to sign that says they will do no advertising of their own.  I think that's important for fair housing issues also.  Don't want the Commission assuming it was you that wrote that ad for the perfect home to easily get to synagogue services.

William - Don't you just love those home sellers that list with an agent for one price, then list their home on Craigslist for another price to try and sell on their own. That is a recipe for disaster.

I had a seller do this to me. I went round and round with them on this. It was the wife, not the husband, that acted desperate to sell. She even took flyers around to all of the real estate offices. I tried over and over to explain what kind of preception her actions were causing. In the end...it was ME that sold their house.

Yup...exclusive right to sell contract is the way to go...but YES! People will do the strangest things.
