We Liked the House But It Smells Like A Wet Dog

I had a second showing on a new listing this week, and the buyers loved the home the first time they looked at it, but the next day they sent feedback that said they house smells like a wet dog.

What happened in between the showings? The owner had the carpets cleaned, and the impact on the smell of the house was dramatic  The owner does have a small dog, but I've never noticed the smell before, and I usually do, because I don't have dogs.

 The owner has  already moved out, so he's planning to spend some time this week to find the cause of the smell and eliminate it. But it looks like we may have lost a sale because he didn't get this done before we listed the house.

I have heard that introducing moisture to carpet will bring out the hidden odors that are trapped in there from years of use.  A wet type of cleaning may make it look better but cause the odor to be noticeable.  I learned this from our local hardware store, who also sells carpet and rents carpet cleaners.
