First-time home buyers, renters seeking the financial benefits of home ownership, and those on a limited budget will all want to check out the current inventory of Affordable Homes for sale in Fort Collins CO.

 

However, the affordable home market has become a difficult one for buyers - there is very limited inventory and a large number of active buyers. Success requires vigilance - homes come and go very quickly - and having in-place financing and the ability to make a quick decision when the right opportunity appears are critical to success.

The inventory of affordable homes remains at very low levels - there are only 35 Fort Collins homes currently on the market priced under $250,000, starting at a low of $69,900, and offering a limited but interesting range of styles, locations, sizes and condition. Please note that several months ago we raised the ceiling for our definition of affordable homes to $250,000, reflecting the changes in this market over the last 2 years.

 

Affordable homes are selling very well in Fort Collins so far this year, given the low inventory conditions - 52 homes under $250,000 have sold, priced from a low of $120,000, with a median price of $223,000, and an average price of $208,142. Market performance has been very good - average days to get an offer for the homes that sold was 42 days, with an average days on the market of 75. The sale price/list price ratio for these 538 homes was 94.0%.
