First Quarter 2016 Market Report
This is a market activity report for the first quarter of 2016 at the Arroyo Seco Village condominium complex in the Highland Park neighborhood in Los Angeles zip code 90042. Additionally, I will share full year sales results from 2011 through 2015. Statistical information in this report has been gathered from our local multiple listing service(mls) and may not include all transactions. The information is deemed to be reliable but has not been verified and is not guaranteed.
Arroyo Seco Village is a gated condo community consisting of seven buildings and a total of 137 units. The complex is comprised of one bedroom/one bath condos with approximately 555 square feet and two bedroom/two bath floor plans with approximately 753 sq ft.
The two bedroom plans have in-unit washer-dryer connections and each home has either a balcony or patio area with sliding door access off the living room. Parking is either a tandem garage or carport.
The complex features mature landscaped grounds with multiple waterfalls, picnic and barbecue areas plus a pool and spa. There is half-basketball court and childrens’ play area. There is extensive guest parking throughout the complex.
Arroyo Seco Village is situated on a hilltop just west of the Arroyo Seco and convenient to the Arroyo Seco Parkway (110) as well as the Gold Line light rail station in Highland Park. There is a lot of activity occurring in the neighborhood as new businesses open along Figueroa Street and York Boulevard. Highland Park has been enjoying quite a bit of press in recent years and has been named one of the hottest and hippest areas in Los Angeles and the United States. This gentrification is not without its critics who believe the change has occurred too rapidly.
So far in 2016, there has been no mls-reported closed sales. A two bedroom unit on the second floor is in escrow(list price $320,000). It was under contract shortly after coming on the market.
In 2015, there were eleven closed sales at Arroyo Seco Village. They ranged from $170,000 to $320,000 with an average sales price of $270,409 (median sales price $285,000. They sold at 103.48% of last list price and for $386.28 per square foot on average.
During the same twelve month period in 2014, there were also eleven sales reported ranging from $120,000 to $276,000 with an average price of $241,027(median $250,000). They sold at 97.52% of last list price and for $325.26 per square foot.
From January through December 2013, there were four sales. The transactions ranged from $173,900 to $269,000 with an average sales price of $226,975(median $232,500). They sold at 108.86% of last list price and for an average price per square foot of $301.43.
In 2012, there were fourteen closed transactions. The sales ranged from $84,000 to $175,000 with an average price of $138,679(median $140,000). They sold at 97.73% of list price and for $199.02 per square foot.
There were six sales in 2011 which ranged from $147,700 to $165,000 with an average price of $157,483(median $160,500). They sold at 99.58% of last list price and for $220.99 per square foot.
As with any numbers, there is always more to the story. In the past, distressed sales(both short sales and bank owned foreclosures) had an impact on the both number of sales and prices. This has not been a factor in the last couple of years. While prices have steadily increased, the community offers a very viable and very affordable Los Angeles real estate opportunity.
