Month of April 2016 – Results were mixed for April. Unit sales were just 34 properties, 13% behind one year ago. Average sale price was pumped up to $304k, pulled upward by a custom home sale at $855k. We report these because they are genuinely Sun City TX homes, but also purely custom homes and rather rare as well. Median sale price was $272.5k, essentially flat with last year. Entry-level homes price was flat with prior year at $178k. Looking ahead to May 2016, there are 50 re-sale homes currently contingent or under contract/pending compared to last year’s 32 sales in May 2015. Normally I would predict sales well in excess of last year however, we are seeing a trend of longer closing times making this less certain.
April YTD 2016 – As goes the month, so goes the year. Unit sales volume is even with one year ago. Average sale price is up 1.9% based on a custom home sale this month. Median home price on the other hand is down 3.2% to $265.5k. Unit volume of sale is flat with 127 homes sold. On a price per square foot basis things look a bit more encouraging. Median price per foot is $155.4, up 3.3% over one year ago. See 13 Month rolling total report for details.
