Los Angeles 90042 Market Update
This is a real estate market activity report of homes for sale in the Hermon area within the city of Los Angeles zip code 90042. I will share a recap of homes for sales along with closed real estate activity so far in 2016 with a recap of full year sales for the previous two years. Statistical information in this update has been gathered from our local multiple listing service(mls) and may not include all transactions in the neighborhood.
Hermon is a neighborhood in the foothills of Northeast Los Angeles (NELA) located just east of the Arroyo Seco Parkway(110) adjacent to the city of South Pasadena about six miles north of Downtown Los Angeles and convenient to the USC Health Science Campus. The historic community dates back to 1903 yet is often included as a part of Highland Park or the newer planned community of Monterey Hills which it shares zip code 90042. Many of the homes offer views. This is not a high turnover area with homes rarely on the market.
Convenient but with a secluded feeling, Hermon is definitely under the radar when it comes to awareness which seems just fine with its residents who seem to enjoy the self-proclaimed funky and quirky lifestyle. There are a combination of turn of the 20th century homes which range from small and vintage to thoughtfully renovated to the newer homes of Oak Hill Estates. You can see remodeling, renovation and expansion of homes underway as well as some new construction in the area. There are quite a few homes that are in need of a bit more than some tender loving care too. Put some 1950s and 1960s era ranch style residences into the mix and you get a good idea of homes you can find it Hermon.
The community features a small shopping area along with Hermon Park with its tennis courts, expansive green areas and off-leash dog park and the adjacent Ernest E Debs Regional Park and Audubon Center. Locals are proud of the small businesses in the area including civic-minded concerns such as Fresco Community Market where giving back to the community is an important part of the business philosophy. Residents are likely to travel to nearby Highland Park, South Pasadena or Pasadena for most shopping, dining and entertainment venues. So if you are looking for a location that is convenient yet with a secluded feeling, Hermon may be the ideal fit. In addition, to the previously mentioned Arroyo Seco Parkway(110), Hermon offers easy access to multiple other freeways and two Gold Line light rail stations.
There are currently four Hermon homes offered for sale. They range from a 1990s home with approximately 1196 square feet priced at $649,000 to a circa 1926 home with a treetop views with about 1750 square feet priced at $949,000. There are two additional homes in escrow.
So far in 2016, there have been two mls-reported closed transactions. One a three bedroom home Redfield with approximately 1531 square feet closed for $470,0o0(last list price $499,000) in March. The other was a renovated circa 1933 storybook cottage which was listed for $899,000 and sold for $975,000 in January.
In full year 2015, there were 19 mls-reported sales ranging from $385,000 to $920,000 with an average sales price of $588,237(median sales price $550,000). They sold at 98.82% of last list price and for an average price per square foot of $432.58.
In 2014, there 23 transactions for the year. Those sales ranged from $255,000 to $1,125,000 with an average sales price of $592,213(median $532,500). They sold at 100.46% of last list price and for $442.29 per square foot.
Due to the variety of homes available in Hermon, there are many factors a more detailed look at an individual property is necessary in order for a prospective buyer to determine an appropriate asking price or for a seller to establish the best possible listing
price. Year built, size of home and lot, view, condition, upgrades or lack thereof as well as location within the neighborhood all come into play as you might imagine.
