You have a perfect listing, it is priced to sell, it is in like new condition. The goal is to get the most potential buyers there right away. It is in the middle of summer, it is hot and lots of people are on vacation. You place the ads, you enable your best marketing and to many people's amazement, you get 6 buyers show up to see the home the first day. You set showings up every 30 minutes, some come early, some stay late, they all seem to be there at the same time, and then they all disappear....
Where did they go?
The neighbor has 2 new puppies, the cutest Golden Retriever dogs you have ever seen. The quick answer was "they were meeting the neighbors."
If you clicked the story thinking the market is heading for the hills, not quite. It has slowed from our spring time rush, but remains steady. Not all new listings are selling though and the difference seems to be the effort the agent puts into selling it.
