Last month we mentioned that there was a slight increase in condos for sale and this month we can see that trend continues. Homes are still selling very fast, so the increase in homes for sale is going to be a big help. Even as inventory increases if homes keep selling as fast as they have been this seller's market could continue for quite awhile. The median sales price for condos in Wicker Park was $440,000.

There haven't been many changes among the townhomes, except the 9 that just appeared and sold in the $600-700k range. These are all new construction and part of a development called The Row. There are only 2 units left in this 24 home development. All of the homes have 3-4 bedrooms and they are located just next to the Bloomington Trail. The median sales price for townhomes was $647,875.

Even with 6 homes under contract those listed for over $1m have really been moving into a buyer's market. We've seen 4 closings in that price range over the past three months, but the number of listings has been pretty stable. When the 6 that are under contract close, if there aren't any new listings, we could see a dip in the month's supply of inventory. However, the average market time for those under contract is 147 days, so that's not likely.
