The biggest increase in listings from last month is in the $400-500k range. Considering the median sales price for condos in this neighborhood was $385,000 this inventory will be welcome. Also welcome is the new construction of One Bennet Place. The luxury condo building won't be delivered until 2019, but the current sales are going to bring attention to the high-end listings in this neighborhood.

After 209 days on the market the home with the land lease has gone under contract. During its time on the market the price dropped nearly every 2 months. In its last two months the home was listed with a different agent. With her the owners decluttered the home and staged it. Wider professional pictures were taken, making the rooms look brighter. The new description better explained the land lease and what buyers can expect with it and it was not written in all caps, making it easier to read. These are some of the small details that can sell a home. The price was lowered one month after she took the listing and it went under contract about a month later. The home that closed sold for $1,850,000.

Photography, de-cluttering and explaining the land lease are all things that help the marketability. Are 209 days fairly common for properties with land leases in down town?

Land leases are rare, which is why I think the clear description of it in the listing was so important for that property. Buyers are prepared to ask about price, assessments, and taxes, so a land lease could be a surprising additional cost to come across.
