Real estate update if you are thinking about selling your Madison Park home!
Recently Molly and I listed 1803 39th Ave E in Seattle's Madison Park neighborhood. The seller had interviewed many and we were just two Madison Park Realtors she was talking to. She was a long time resident of Madison Park and fully prepared to list with some of the same Madison Park listing agents that many of her neighbors and other Madison Park residents had listed with historically. We had to really argue with this seller about why she should list with us and why our expert niche marketing was exactly what she needed in Madison Park. The "local experts" told her she should list her Madison Park home for sale with a list price of $1,600,000. It was bad advice.
A word on "Local Experts" Just because a broker hangs their license at a different brokerage than the standard brick and mortar office in a particular neighborhood does not discount their expertise in said neighborhood. Likewise, just because a broker does hang their license there does not make them a good agent. Dig deeper into not only number of sales, but look at those sales and determine if the sales were genuine efforts to make the clients the most amount of money in the shortest amount of time.

She trusted us to handle it and we did. Prior to the review date we had set, we received a cash offer and we sold this Madison Park home for 11.5% OVER THE LIST PRICE at $2,225,000. The seller was simply stunned at our ability to not only reach further for her, but also our stellar delivery. We had invested the time, energy, and effort into making this investment really pay off for our seller and it showed. We hired a professional photographer, had drone footage taken, advertised on Facebook, Instagram, Google, we blogged about the home on platforms such as Active Rain which is the largest National - if not International real estate blogging platform, and we advertised the home on our Madison Park Real Estate website. We hosted a brokers open, called our network at Amazon, and sent out jumbo color postcards. There wasn't a stone unturned for marketing for this home and in the first day it was sold.
