Prairie District

Housing Type: Condo

With condos priced under $800k selling faster than in our last report, at under a week, a seller who lists now might be able to squeak in a closing before the end of the year. It's a possibility, but not something to count on. There haven't been any changes among the higher priced condos and all of the condos that are available in these price ranges have a market time of over 30 days. Buyers are out and looking, but sellers need to make their home picture perfect and price it close to its value to attract the most attention. The median sales price for Prairie District condos was $305,000.

Prairie District

Housing Type: Townhome

New construction continues to dominate home sales among townhomes. More than half of the townhomes that are available are new construction. They are all priced at approximately $1-2m, whereas the resale homes are priced at approximately $600k-1m. If a seller has a home to list for under $1m then the new construction won't be a competition. It is important for sellers to understand who their competition is. The median sales price for townhomes was $1,053,520.

*In this blog series we focus on one of twenty neighborhoods in Chicago, each day, and provide charts to give you a brief update on the activity that neighborhood has seen over the past month in a variety of price ranges for Single Family Homes, Townhouses, and Condos, as available.

When looking at these charts please keep in mind that not every housing type is available in every neighborhood (the Loop only has condos) and some homes compete within even smaller subsections than these, meaning we can dig even further in this data. Please let me know if you would like a personal assessment of your target market.
