Month of Dec. 2017 – Strength across the board is the story for December. Sale price was up in every category, with the Average finishing at $301,184 or 2.1% ahead of last year. Median Sale Price finished at $276,250, or 4.3% ahead of prior year. Unit sale volume was down 11.1% vs one year ago. Looking ahead to Jan 2018, there are 36 re-sale homes currently contingent or under contract/pending compared to last year’s 19 sales in January 2017. With this backlog available, January 2018 should at least match prior year.
Dec. YTD 2017 – Well, another year in the record books. Unit sale volume of 428 re-sale homes sold was 3.4% behind last years volume. Sale of a custom home helped push the high-end sale price to a new record high of $1,100,000. Back in the real world, the Average Sale Price finished at $298,706, a 4.7% increase over one year ago and the Median Sale Price finished at $267,500, a 1% increase. Equally as important, the price per sq. ft. of homes sold finished at $162, at 4.1% increase on average. See sister report for more details about cost per sq. ft. information.
