February came to a strong end with a 37% increase in sales over last February’s sales, posting a hearty 103 transactions compared to 75 for last year. This first week of March is off to a strong start with sales in both condos and homes. Surprisingly, there are no price changes for condos this week. Here is your update:

Purchased in 4/13 for $425K, Plantation 711 is available for $625K. Nihilani 25C came on the market priced at $799K showing as sold for $800K cash. The sellers bought this unit from the developer in 12/06 from the developer for $868,316.

Contingent:

Villas on the Prince 39, listed for $659K, is in escrow after 145 days. The last sale was for $540K in 7/11.

Sales:

Villas on the Prince 18 sold for $708,500 while on the MLS for $719,900. The last sale was in 2/17 for $660K. Cliffs 1104 sold via online auction for $320,250 while listed for $305,500. The last purchase was in 3/01 for $135K. The property was foreclosed on in 8/17.

Plantation 1522 was priced at $625K and sold for $600K cash. The seller bought this unit in 5/17 for $586,999. As noted above, Nihilani 25C sold for $800K cash.

Back on the Market:

4160 Kalani Place went into escrow on 2/18 but unfortunately fell out and is back on the market. It is priced at $999K and last sold for $860K in 6/16.

4179 Kamalani Lane is back on the market, priced at $1.295M, after going into escrow on 2/21. The most recent purchase was for $384,500 in 6/90.

Sales:

5119 Iolani Place sold for $740K while listed for $795K. It was purchased in 4/95 for $380K.

4185 Kinau Place closed escrow at $1.225M while listed for $1.249M. The previous sale was $975K in 6/08.

5295 Pokii Lane sold for close to the list price of $1.250M, closing at $1.225M cash. The seller bought this home in 1/16 for $600K and completely gutted it.

3771 Punahele was listed for $2.995M and sold for $2.8M cash. The last sale was for $1.450M in 10/00.

Expired:

After 101 days, 4137 Nalani Lane expired while priced at $1.125M. The last sale was in 5/12 for $775K.

Temporarily Withdrawn:

4133 Rooke Place, with a sale price of $1.169M, is temporarily withdrawn. Land for this home sold in 6/03 for $320K.

Price Changes:

3981 Aloalii Drive reduced from $2.638M to $2.5M. The seller bought this home in 6/15 for $1.450M.
