How Effective Are Most Sacramento Open Houses?

Like I mentioned in my personal blog this morning, I generally hold open houses because my clients expect that service. It's an activity. A busy motion. An investment of time. And it's OK. Some areas of Sacramento attract a lot of buyers and other areas do not. Just depends where the home is located, demand for the neighborhood, lure of the property and whether there is a lot of traffic near by.

It's also a nice way to meet neighbors who might want to sell and to find buyers in their early stages of house hunting who might not have an agent. I've also sold homes right after an open house, but not every situation warrants an open house. Elizabeth- you are so right about this. Open Houses can benefit the agent in many more ways other than selling that particular listing.  What's funny is when I'm talking to clients they will always mention whether or not their agent held their house open for them as a measuring stick of how well their agent was doing.

It's interesting, Elizabeth... but with one exception I haven't had a client ask for an open house in years... in fact most tell me upfront they don't want them.

Kathy Streib People are so wrapped in their own internal affairs I don't think they ever stop to question an open house.

How nice that none of your clients sip from the HGTV well, Nina Hollander . I'd like to meet a few of those people, LOL. Well, in all honesty, my upper end clients often do not want open houses either. They see it as an invasion of privacy.

Hi Elizabeth... I find my clients at all price points consider open houses and total strangers marching through them both an invasion of privacy and a security issue. I'll admit that when I've sold my personal homes, I've never had an open house either.

Elizabeth, I don't have open houses on first weekend out, too many in the house, and the REAL buyers cannot see the home.  Usually they go UC within the first weekend.  Also have had sellers say NO open houses, as they don't want their neighbors in there.

Good morning Elizabeth. I was never very effective at open houses. I only sold one I sat in in all the years I did them, and was ultimately robbed at one.

Our new agents are working open houses and picking up quite a few customers. I have worked hundreds over the years so will leave them to the new agents to work.
