How LATE is TOO LATE when it comes to showing a home?

The basic answer to when is TOO LATE when it comes to a showing is "It depends your seller." If the home is vacant, then it depends how late the agent wants to work and is this the only time they can see the home?

 

When I list a home. A series of questions are asked before the first buyer even inquires about the home. I have a brief discussion about showings with my seller. A buyer can not buy unless they see the home. The seller still has to live there though. Balance is key.

 

A seller with small kids or babies may need to say no showings after 7pm. Some earlier even. Those with older kids or no kids may not have limits. I find it is best to ask up front and put showing rules on my listing so agents and potential buyers know when they can and can not see the home. 

 

The MOST IMPORTANT thing in real estate for me, is to provide great service. To stand out from the crowd by being there through each step of the buying or selling process. My message that I want to share in Real Estate, is that my philosophy is simple, to provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

This is one of those questions that is answered by "It depends".  Real estate sales are about coordinating schedules between the seller, buyer and agents.

Hi Scott- this is when Michael Jacobs would say It depends. I don't know about how late, but I've looked at a home in a driving thunderstorm. (and we ended up buying it.)

The discussion with the seller about showings is always at listing.  Most sellers are cooperative to get a home sold.  If there are limits, they are stated in the mls, so that leaves it to the buyers agent and how late they are willing to work.
