Are Buyers Discounting Your House?

 

 

We see this happen too often. Many sellers think their house is unique, and they know their house will not take long to sell.

 

Unfortunately too many sellers actually believe this and are unwilling to prepare their home for sale. They don't think they have to do much cleaning, fixing or de-cluttering.

 

Time and time again, we advise our sellers what may be needed to properly sell their property for the highest price possible, and time and time again many think only other seller's have to be reminded and not them.

 

We explain that buyers put a price on a house immediately when they notice things that are wrong. Dirty carpets, scuffed walls, odors, clutter, messy living areas, and noticeable repairs are some of the items they are going to "discount".  They will almost always deduct an over-estimated cost on any type of updates or cleaning that is needed.

 

Better to prepare you home for sale so that buyers don't notice the "little" things that you think are not necessary to fix.

 

If you can't take care of these items, hire someone to do it for you. You will get a better price on your investment and a quicker sale!

It is true!!! We all need to be aware and coach our buyers & sellers accordingly!

Good morning, Sheila and Larry... in my experience buyers inflate the cost of fixing something by a factor of three. I've seen this for over 25 years with buyers in NYC and in Charlotte. I always suggest to my clients that they fix up-front... it will cost them less.

Hello Sheila and Larry - of course, their home is unique.  To them.  However, when a well-loved home goes on the market for sale it becomes a product - a house.  And in order to successfully sale a house it often needs to be properly enhanced. 

When that property is on Long Island, you have the local real estate awareness and knowledge necessary to make success occur for the fortunate home sellers who choose you for their real estate representation.
