Real Estate Video for Beautiful 3 bed, 2 bath pool home in Central Florida

I've never been a fan of virtual tours because of the distortion factor, and could never understand why REALTORS® weren't just video taping their listings. Two years ago, the only place to host the videos was on You Tube (hardly the most professional platform). But now, we have a plethora of choices of professional real estate video hosting sites.

I have to admit, this particular video should have been done weeks ago. But for starters, I had to install a new hard drive on my computer, then get my video editing software up and running again. (It didn't want to cooperate!) But I also added a couple of features to this video that I haven't used before... and no, I'm not talking about accidentally leaving my camera bag on a chair when I was filming. D'oh! (I hate when that happens!) The extras I added were some royalty free sound effects, and it took me a while to find what I wanted. And no, I can't take the credit for this idea. I actually noticed in another real estate video here on Active Rain.

But that's enough of my rambling. Without further ado here's the video for my listing at 1808 Umbrella Tree Drive in Edgewater, FL. I'd love to get your feedback on the sound effects during the outdoor footage. I think this is the longest real estate video I've ever created, but that's because of all the outdoor footage. I rarely have a real estate listing with such a fantastic pool, spa, lanai, tiki bar, and lush landscaping. All that just HAD to be included.

Christian here...came to make sure you got up and running with your video. Glad you did! I recently saw a comment made by a Vimeo team member that I think people should know about:

"Just to be clear: Vimeo is for personal, noncommercial use only and any real estate videos will be removed."

Straight from the horse's mouth. There are a bunch of other video sites taking this route (BlipTV for example) as well, and knowing is half the battle (what is that line from again?).  Thanks Lisa!

Don- I think the lessons might be a bit difficult between here and Missouri. ;)   Besides, I'm not a pro. I can see a lot of things I'd like to change, but I don't have the right equipment, nor can I afford it all =(

JoEllen- I wish they could buy this one too! It's my brother's house and I'd really like to get it sold!

Christian- I didn't know that about Vimeo. That's silly! But I'm going to switch it out now anyway, since it's finished processing on WellcomeMat.

Hi Lisa,

Nice video. I especially liked the way what appeared to be a still photo became your video. Don't think I've noticed that anywhere before. I'm certainly behind the curve with this stuff myself.

A question, how long would you say it takes you to produce from start to finished product?

Lynda- First of all, I do incorporate both still photos and videos into my presentations. I lay out the order I want, then I insert transition effects, to take away from the harshness of door jams, sudden changes in the position of where I was standing, etc. My goal is to give people an idea of the actual floor plan.

As for the time, every property is different. I probably spend more time editing my photos to get the color more vibrant, or a dark room brighter, and the right edge effects, than on the video. Obviously, the size of the house and yard, or the features you want to highlight, will mean more time all around. And some houses just can't be video taped unless you hire a professional videographer. If there is too much clutter, or the rooms are too dark, or too small, etc., you have to use more still shots. Then you end up with what's more like a slide show. I think this particular video took longer than any that I've ever done. But that's because there was so much outdoor footage to include. Plus, I really wanted to incorporate the birds chirping, ever since I saw another real estate video that had been done that way.

Now I can't wait until I get my next ocean front listing. The sound of the ocean in the video would be an incredible effect! =)
