Closed Sales Inched Higher while Sales Prices Eased Slightly for Camas WA in July 2020
Another strong mark for Closed sales, slightly higher than last month; with Pending Sales and New Listings holding steady at a relatively high level. Here are the key points for this month:
- The Short-Term Average Price Trend moved down slightly but is still 3.82% higher than last year ($20,077); with the 12-Month Moving Average now strongly positive at 6.25%
- The Inventory level rose 0.3 month's-worth to 1.5 months of supply for pre-owned homes.
- Approximately 63 Resale Homes closed in July 2020, compared to 60 Sold in 2019; which is 3 more (5.0%) compared to last year, and 5 more than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
The Average Sales Price is now at $545,364, which is approximately $106,491 higher than the Clark County average for this month (a strong decrease from last month).

Camas Resale Home Sales - Units Sold Trend July 2020 This month the short-term line has finally broken through the long-term line, and has risen a nice distance above it. The long-term trend is holding its relative position for the time being, which seems reasonably healthy.
The next custom chart shown below displays the Average Closed Sales Price which has retreated slightly this month returning to a positive up-trend mode. The long-term trend also retreated slightly, although it is now barely below the short-term line!
Camas Resale Home Sales - Average Sales Price Trend July 2020 Super low interest rates for qualified home buyers, and strong demand for homes in a small town like Camas are keeping sales, and sales prices in a seller's market zone.

Camas Resale Home Sales Inventory & Days on Market - July 2020 The Inventory-by-Month graph shows both New Listings and Pending Sales reaming at or near last month's higher level; with Closed Sales making a modest increase over last month, and slightly higher than this month last year. Active Inventory level increased slightly however, although it is still deeply in the seller's market area.
The middle chart shows both Average List Price and Closed Sales price retreating quite a bit from last month's high marks.
Finally, the Average Days on Market remained unchanged; while the Median made decreased ever so slightly.
