Coming Soon Status
My listings always come on the market in Coming Soon status on Friday, then generally Active the following Thursday. Again this morning I got a call from an agent asking if she can show my new listing (in Coming Soon Status) today.
What does Coming Soon mean? It means that the seller has signed a listing agreement with my brokerage and has agreed for the marketing to begin. No showings will occur until after it is in Active Status.
According to Bright MLS certain rules and regulations must be adhered to and failure to do so can result in losing your ability to use Bright MLS, fines, and loss of your real estate license.
In order for the property to be in Coming Soon Status:
- There must be a signed listing agreement that includes an addendum explaining Coming Soon
- Neither the seller nor the agent can allow showings of the property
- There is no agreement of sale in place.
Agents, do not call me and ask if you can show any of my listings while listed as Coming Soon. I am a licensed real estate broker in Maryland, I like being an agent and a broker and will not risk my livelihood so you can show the listing. If you tell me that some agents allow that, then I will ask who they are and I will report them to Bright MLS and to the real estate commission. If you access one of my vacant listings using the Sentrilock box while it is in Coming Soon Status, I will find out and I will report you to the Real Estate Commission.
