Month of July 2022 – Unit volume of 42 was an 11% shortfall compared to 47 units one year ago. Average Sale Price of $466.9k is dead flat vs one year ago. Median Sale Price managed a 5.8% increase to $454.7k. Days on Market of 12, while still low, is another indicator of the slowing market. Looking ahead to August 2022, there are 39 re-sale homes currently contingent or under contract/pending. There is no chance of reaching last August’s total of 70 units sold.
July YTD – Q2 A quick glance at the numbers, one may conclude that the market remains strong. Sale Prices are up, volume is only off 9% and days on Market is still very short. However, the market “feels” differently. Inventory is up to 72 properties and those have been on the market an average of 30 days, while price reductions are commonplace. It is not all doom & gloom. The best homes, priced correctly will still sell and we have to get back to some good old fashioned shoe leather
