I do short sales in my area and I feel bad for all, but lately it's been the reverse mortgage people that can't keep up with the cost of living

It seems odd that short sales would be necessary since the market has increased so much in the past few years and people should have plenty of equity in their homes.

Actually you would be surprised how many people still don't have the equity in their homes.  Sometimes people don't have enough equity to sell once they include their closing costs and they could be just slightly out of reach for a sale or they owe  so much arrearage payments (I have had some recent clients that have not made payments in over 2 years due to illness, job loss etc) and then they go to bankruptcy/foreclosure but they can still do a short sale and I have been able to help people get funds also to help moving costs through short sale which is a big help!
