Should Family be Treated Any Different than Any Other Customer?

Today, while inspecting a new property for a former client, I recognized a real estate agent that I had not seen for some time. After a few minutes of small talk and chit chat, I asked how here business was doing and was she busy. She said that she was very busy and had been selling a lot of property.

I congratulated her on her efforts; however, curiosity got the better of me and I had to ask whom she was using to inspect her properties as I used to get almost all her inspections. She told me and was quick to note, that he cheaper and was not as good or as thorough as my inspectors or me. And, she used him because of that and she did not have to work so hard to make the deals go through.

I asked her why she was using me to inspect this house then. Oh! This is for my daughter and her husband. I wanted a good inspector who would catch all the problems so we can negotiate for a better price and I did not want them to have any problems when they moved in.

Kinda makes you wonder...

I dont understand this part of your post - sorry maybe I am just tired?

Why would she have to work so hard to make the deals go through when using you? I mean none of us want an inspector to "kill" the deal, however that being said, of course with any major problems, I would rather kill it and move on ........... but I just don't understand the phrase in regard to your inspections and her having to work harder.....

That is total BS.  But... If she needs a really crappy inspection tell her I can come down from Clarksville and give her a drive-by for $50, that include me inspecting it as I drive by.  If she just needs something to say there's nothing wrong with it, I'll do the inspection over the phone for $25.  It's hard to go out of business when you aren't licensed anyway!

(I'm not serious)

Michael, I feel your pain but it is a fact of life for some agents.  There are agents that only call me when it is for family, themselves or they are nervous about liability:)

I think this agent's twin sister sells real estate in Missouri. I have a list of three inspectors - I tell all my clients what I firmly believe - I wouldn't hesitate to use any of them on my own home purchase.

Another case of what goes around comes around - this agent will find herself in deep water one day.

I choose to refer to the inspector I use because he is just THAT good!  I want the best inspector for all my clients... in fact I just referred my inspector to Jason Crouch for a friend of his here in Dallas, last Friday!

I find that the realtors who use me or loyal. But, I had one agent tell me once that he only uses inspectors who max out at 12 items wrong....the inspectors choice of what is wrong. He no longer refers me.  I find most agents are very honest but, like inspectors, some are not so ethical or hard working. It takes all of us I guess.

Wow, with ethics like that I sure wouldn't want to be one of her clients. Obviously her focus is on the paycheck and not on doing what is best for the client.

Her business attitude is that of the stereotyped, "Used Car Salesman!"

The way I interpret that is that she could care less about the quality of the home for he clients and she was just going through the motions of having them inspected. When it comes down to her family, she wanted a quality inspection.

Michael, Take her comments as confirmation of your success as a good, thorough and ethical inspector. It means that at least in her eyes you are the best around. You cannot control her lack of ethics with her clients and that is what she is showing. As ALWAYS....look for the positive in all situations and the world will look and be a bit brighter. Keep on doin what you are doin Brother!!!

Oh My!!!  I treat all my clients as if they were my family and every home they buy as if it were a home for one of my kids.  Everyone gets the same great treatment no matter whether they are my family or my soon to become family.  Price shouldn't be the issue, a great home inspection should be a given.
