I think these are so much better than open houses. You hold them on weekdays and invite fellow Realtors. Typically, they are during lunch time. If you ask your favorite banker, they may join you and help to pay for the refreshments. Here is my favorite part. Need a price reduction, they won't listen to your words of wisdom? They don't believe the figures you are showing them? The agents who showed it never gave you feedback? You have the agents who attend fill out your broker open survey. The following are questions to include. You could add more, if you would like. Just try to keep it short.
What are some positive comments about this property?
Are there negative comments about this property?
How does the property show overall?
Do you have suggestions that would assist us in making this property more saleable?
How do you, as a Realtor, feel about our listed price?
Do you have clients now at this price range?
Once every Realtor who attends fills out their sheet, you ask for their card, just in case you do not know them and will need to contact them about their form. Also, you could offer a drawing gift if they leave a card. Keep them in a basket or bowl. Agents love it!
Now, you meet with the Seller, that night. Show them the sheets, make them a copy of the would like. It is a great way to show them what the market is doing. None of the agents list their name, so it is completely anonymous. Once the Seller sees numbers and comments in writing, they really do understand the value of their property more realistically.
