As I am sitting here today listening to the negative news, I remind myself that I just should turn off the TV.
I have spent the past 2 weeks showing buyers. I don't normally work with a lot of buyers, but there are still buyers out there and this is a buyers market. The Austin real estate market is one of the best markets in the nation, but the economy does affect our market as well. The mortgage crisis has made it harder for buyers to get loans even in Austin. This is causing our homes to stay on the market longer.
Sellers need to stay ahead of the trend. Pricing their home correctly will make the difference of selling or not selling. The seller must be the best price in the area, or their home will not sell. Buyers are not looking for the "prettiest" home, but the best deal for their money. Sellers need to know they can't follow the market; they are just losing money and wasting time. Price it right now, and move on.
Pictures, Pictures, Pictures. Buyers select the homes they want to see on the Internet. The more pictures, the better. Let the pictures show the buyers the home. Describe the community, schools, shopping, etc. Sell the buyers on the neighborhood. If the home is priced well, it will sell itself after the buyer gets there. The most important part is getting the buyer inside the home.
Working with buyers is harder than working with sellers. We see all those homes the buyers see. We know what buyers are thinking and why they look at the homes we show them. Remind your sellers. Too often we tell them this when we go on the listing appointment, we just forget to continue telling them.
