Picture a challenge

By
Managing Real Estate Broker with Windermere Peninsula Properties

Have you ever gone into a new listing to photgraph the home, and are met with challenges right from the start?

My camera had something on the lense= a blury picture.

Rain drops were showing up randomly outside = reshoot the front of the home again.

Lighting issues = frustration and questions of what is next!

Moving heavy personal items for a clean photo= Advil

Moving lots of small personal items= got the picture, uhoh missed the keys on the counter. Now where did I find this? Where do I put this back at? Was it over here?

Battery dies!!!!!= I am going back tomorrow.

I have a few pictures to use now. What is a picture that you as an agent, could not live without when you want to interest a Buyer?

Front of the house of course, then backyard, kitchen and last master bathroom if I could only have a couple of shots that would be it.

You are a Jedi REALTOR...(pinning award to her jacket)  As for image...it is not the typical home from the front like every one else uses.  Escape the herd...run with the lead photo of the fireplace with beveled mirror and a blaze underway.  The staircase, the view of the landscaped backyard thru the picture window and make it obvious is was taken in the home so the viewer is in the room of the home you are trying to sell.  The copy is just as important as the image...short, the right adjectives...not "nice home, nice area, blah blah blah.  And you have five senses...no you have six you are a real estate profession with a Jedi designation now.  You want narrated video..no stills going in and out and a rehash of what you already showed them.  You want to hear the brook out back, the crickets, the birds singing...the fireplace crackling.  The bbq sizzling if you hit the place during meal time...show the buyer what he is going to enjoy in the house, put him in the room zeroing in on the features.  Head back for more images and during the listing, with season change or when leaves are off tree, take new images.  Ones at different times of the day..the sun before dusk is a magic time for outside images.  Keep investing in new cameras, wider angles, invest in photo shop, crop, lighten, enhance even good photos so yours are better, sharper, more creative because you are passionate about the presentation of this home.  Good luck...a video camera has still imagery option too so take both to the listing.  Take it when you show the property for that one room that was not presentable or in the mix when you took the first set.  You do not take just one set of images....and you rotate them...it is easy..it is ehancement, making it look new, presenting it from another angle.  (stepping off soap box)  Geesh I hate the snow bank photos in the dead of summer, the ones of the front of the home and the mirror is in the frame..too lazy to get out and much of the image is street...showcasing the place is right on the street.

Please skip the picture of the toilet. Every house has a toilet so it's not necessary to show a picture of it unless it is gold plated or a Fish 'n' Flush aquarium toilet.

Andrew- Great comment. I love the snow pictures in the summer with the car mirror. It lets me know that the Agent really cares. Do you think the car is still in motion on those. I can not imagine that the Agent actually stopped the car. What and waste time idling when they could have been...-Dinah

Russel- I have got to see a picture of the fish and flush toilet. Can you blog it. I love toilet pictures as much as the snow in summer ,or the hidden Agent in the mirror. I prefer Seat up and toilet paper roll on the floor-Dinah Lee
