Be careful who you step on during your ascending the ladder...

It is interesting that there are still those people out there that will do whatever they can to take business from others.

First of all, I, as probably you, remember when we were new in the Real Estate Business.
  Those were very difficult times that were coupled with distress, stress, agony, emotionally filled days, and many sleepless nights.  It is not easy being new at anything, let alone something that derives itself from "Trust" being a corner stone and the masses viewing those in that particular field as "crooks".

We have a couple, they came to us from the LAPD and I probably have worked in some way shape or form with the husband in my 17 year past.  Anyway, they called and we responded to their request to purchase a home.  We did the usual and met with both of them and talked about their needs and desires.  After we explained "closing costs" and the rest of the Real Estate process, I was out of the gate and the hunt began.

As with all of our new clients, we pose the question of whether or not they have a lender that they have used in the past, or a family member, etc, so we can see if they are comfortable utilizing their services regarding the Loan.  In this couples response, they did know someone, so we are not about taking from anyone else.  If this person can do our clients justice with regard to points, rate and structuring, then we are good with that.

They came just a couple of nights ago to our offices after meeting with this lender.  The husband relayed the story.

"My wife and I went to a lender that we have used in the past, and I think she works with RE/MAX".  I replied, "oh, that must be one of the lenders that are associated with RE/MAX and that is great."  He paused and then continued, "she asked who we were working with and we told her David (David is our buyers agent, but unlike typical buyers agents, he only opens doors and sets up the showings, he also does a little hunting, but with regard to negotiation and contracts, those are our duties and we like it that way.) "this lender stopped dead in her tracks and started to shake her head as if saying "no".  "I asked why, and she started to explain that he was not "all that"". 

"She than asked to tell her more about him and we told her that he is a buyers agent for Paris MacIVOR".  "She then recovered and told us that Paris is a GREAT agent and she feels better."

At first glance, it would not appear that a sin was committed. 
But on the contrary, what if it was only David and no one else.  Did this nice lady have an Agent that she thought more worthwhile up her sleeve?  Was she about to say, "oh no, I have a much better agent for you."

I am not about reading into anything - and I have been around some of the best in this industry.  When you have your buyers go into an open house and the agent finds out that they are working with you, then the agent not only tells them to be loyal and also calls you, that is a TOP AGENT.

But this case is something that I believe that a preponderance of the evidence would support her intention and that was to take the client and move them elsewhere.

I have one thing that I heard a long time ago about the Sales Game.  Be Careful who you step on, on the way up the ladder, you are going to be passing them on the way down.

Gosh the bottom of that ladder seems so much farther down when they do have to pass us again! Nice post.
