Here we are already at the end of another year. It has been an unusual holiday season with the weather hitting the mid 60's and unfortunately no snow on Christmas Day! But the nights have been beautiful with the stars shinning bright. That is one of the most special things about this area. . . the stars. You forget living in the city what the night sky should look like, but when you come to the mountains and take the time to head outside at night and look UP, you will see the most spectacular display of stars and occasionally you can even catch a glimpse of the Milky Way.
As the year ends we look back at the year in real estate and though it has been different then the past few years. There were some great opportunities with interest rates at record lows and inventory abundant. Buyers in our area had a lot to choose from and sellers were willing to negotiate. Real estate is a cyclical business, so those who are waiting for the absolute bottom of this market, may be surprised when they realize it is already rebounded and they have missed the allusive "bottom". So while you still have the opportunity to pick your favorite deep creek home and have a seller who is willing to listen and possibly negotiate, and interest rates low, might I suggest you come and make an offer. Wouldn't it be great for you and your family to be in your vacation home by spring and playing on the lake this summer.
With 311 closed transactions this year and a handful more to close by the end of the year, it has been an ok year. Although the number of transactions closed is down, our average sales price is above those of 2005 and prior. Our days on the market are above last years and our inventory is currently at 670 residential properties.
