Toxic Clients - the succubus of real estate

Greg Nino's post about his biggest regrets of 2008, promoted me to post about Toxic Clients.  You know who they are.

* You cringe when you see their name on your caller ID.
* You let their call go to voicemail... and you're not busy
* You know their call will be confrontational
* You never have a five minute conversation with them... all calls exceed 50 minutes
* You dread each meeting with them
* They want to meet to talk about why their house isn't sold yet... "It's already been 3 weeks... what's up with that?"
* They never follow your advice... their "uncle Sal used to date a Realtor"... so they know all the secrets

These clients are a succubus.  They drain your energy, they drain your will.... on some days, they even drain your will to live!  They cause you to pay less attention to your other clients, and cause you to be late for appointments.  You know they'll never be happy.  Even if you do manage to get them to price at a more appropriate price, and they do manage to sell, they'll think you sabotaged their price.

They won't give you good references, in fact they'll tell their friends (both of them) that you were terrible.  They'll damage your reputation... they'll bruise your ego... they'll drain your energy (and back account)... remind me again.... WHY are we keeping them as clients?

Behave like Donald Trump and tell the "ya fired!".  All of that negative energy, can be turned into postiive energy... and you'll spend that time happier and more efficiently working on behalf of the balance of your clients.  in fact, you may find that since you have some additional time, you'll sit that extra open house, and meet that nice couple who's looking for a manse on the lakefront, or wants to sell their duplex penthouse downtown and has been searching just the right Realtor.... YOU!

Detoxify... Dump those clients... Don't take on any new toxic clients.  Make that your new year's resolution.

Alan , I'm, lucky not to have any sellers like that. My sellers mostly own second homes and when they want to sell they are realistic (for the most part)..They don't need the money to purchase a primary home, so when they decide to sell they just want what the market will bare. On the other hand it's the buyers that I get that want to pay a 100K for a 300K listing and blame me when I can't convince my sellers to take a ridiculous offer. I am a schmuck for not getting them a better deal, if the property has been listed for 6+ month the seller should give it to the buyer for slightly more than free? After all they are willing to take it off their hands..should I say thank you, for trying to steal from my clients?

I know that I focused on Sellers above... but toxic clients come in all flavours, including buyers...

* the ones that want to see 12 properties... in an hour, okay?
* the ones that want to have a fifth showing... this time we want to show HIS mother... (and aren't going to buy that house)
* the ones who bring their baby and their Great Dane for all showings, and want to ride in YOUR car
* the ones who want to stop for lunch but never reach for their wallet (there's six of them and one of you!)
* the ones who don't want to get out of the car to view the house on the corner (you know, the one that you fought extra hard with the listing agent to GET that appointment... cause the sellers will be home!)... 'cause the shutters are the wrong colour.
* the ones who want to write unreasonable offers, with almost no earnest money... on multiple houses... at the same time!

I'm sure I left some off... care to fill in?

Alan, I have one that wants to spend the weekend at a ski house to see if he likes it. I told him the one next door was in the rental program go ahead and rent it...Well we think the seller should put us up..before we buy? How about you pay the seller $1,000 to rent it and they credit it to you if you buy? well if we don't we will be out the money...yes you will..how serious are you?

As the seller... I would never recommend allowing the potential buyer to spend the night (or a weekend) in the property.  As you know, familiarity breeds contempt... and staying for the weekend, would allow them to see every blemish, and hear every creak.  The home will no longer feel "new and fresh"... and that may, in the long run, hurt your potential price.

Not to mention the potential liability, if they should damage or (heaven forbid) destroy the property, or get hurt themselves.... who's responsible?

(they should put us up, indeed!?)
