Chestnut Bend Home Sales are already ahead of 2008! January turned out to be a good month for home sales in Chestnut Bend. One house closed and another went pending. There is still a lot of inventory but 2 down 6 active to go.

Traditionally 8 to 10 homes sell each year in this quiet neighborhood, tucked behind Franklin High School. With 6 homes still for sale that would easily be an 8 month supply. With spring upon us, hopefully that won't be the case. These homes have been on the market for an average of 94 days.

With the new First Time Home Buyer Tax Credit, the general feeling is that young buyers will begin helping the Real Estate Market get back on it's feet. These are certainly not the types of home that draw first time home buyers, but a move up buyer has to sell their home before they can purchas usually. Real Estate, unlike many other industries, starts at the ground and moves UP.
