stroudsburg: May Home Sales - 06/23/09 08:21 AM
The news is getting better! The National Association of Realtors reported that existing home sales rose 2.4% in May, compared to April, while the median price of homes sold in May was just $173,000, a 16.8% year-over-year drop.  Homes are continuing to sell, with prices still dropping. Part of this is attributed to the $8000 tax credit that is drawing in first time home buyers.
Locally, in the Pocono Mountains, we saw 131 homes sold last month (in Monroe County), with an average selling price of $165,138.  In April 2009, Monroe County had 102 home sales. So just like the national trend, our home … (0 comments)

stroudsburg: Stimulus Plan - 02/13/09 05:19 AM
Today is big day for the stimulus plan.  If it is passed today as expected, what will it mean as far as real estate goes? First-time home buyers purchasing a home between January 1, 2009 and December 1, 2009 are eligible for a credit up to $8,000.  That alone is good news, but what's even better is that it does not have to be paid back.
So, locally, there are currently 2,201 residential homes for sale in Monroe County, and 678 for sale in Stroudsburg & East Stroudsburg.  Take advantage of this opportunity - there is plenty to choose from in … (0 comments)

stroudsburg: Home Sales Looking Up! - 02/05/09 01:21 AM
CNNMoney.com reported on Tuesday that the number of home sales contracts signed increased in December 2008. This number rose 6.3% after dropping 4% in November 2008.  This means that the decreasing home prices and the low mortgage rates are luring buyers back to the market!  Though this is a national average, it also affects the Pocono Mountain region as well!  Though the market is not nearly what it was 2-3 years ago, certainly things appear to be turning around. If you are looking to buy or sell in the Stroudsburg, East Stroudsburg, Delaware Water Gap or anywhere in the Monroe or … (0 comments)

stroudsburg: Market Conditions - 01/08/09 05:02 AM
Great news! We've previously talked about the interest rates, and how they've dropped. Well, those low interest rates have really jump started our 2009 here in the Poconos! Things are moving and shaking! We've had many first-time buyers realizing what a great opportunity it is to purchase a home in the Pocono Mountains, as well as other buyers looking to take advantage of prices and interest rates. As we sit here in our office in downtown Stroudsburg, we continue to brag about our area and all it has to offer all year 'round. With such a close proximity to Route 80, the Delaware … (0 comments)

stroudsburg: Welcome Center - 01/07/09 11:13 AM
Anyone traveling into the Poconos from the East surely has seen the Welcome Center in Delaware Water Gap, just off Route 80's Exit 310.  This 12,700 square foot building was just built and opened in 2006, replacing a 50 year old building. With large windows brightening the entire area, the stunning building welcomes all as they cross from New Jersey into Pennsylvania: commuters coming back home, vacationers, or just someone lucky enough to be passing through the Pocono Mountains as they keep heading west. You can find brochures and information on the entire area. Anything you are looking for...you can find … (0 comments)

stroudsburg: Interest Rates at All Time Low! - 12/18/08 06:11 AM
Todays blog relates to the historic move yesterday by the Federal Reserve Bank. The FED reduced their key benchmarh lending rate to a target of 0% to .25%, numbers never seen in history. This was a larger than expected and highly unusual move to help the economy. The FED also stated that they will use "all available tools" to help the economy rebound. Additionally, the FED's statement said it will extend credit to households and small business beginning next year. A point which could be good news for the foreclosure situation, as well as new construction and home purchases in the Monroe … (0 comments)
