Did you know that ALL farms in Pennsylvania that generate or use manure MUST have a manure or nutrient plan for their farm?  That's right!
 
Any farm that has a concentrated animal operation is required to have a certified planner prepare a nutirent management plan for their farm.  A farm with over 8 animals weighing 1,000 pounds or more that exceeds 2 animals per acre, is considered a concentrated animal operation.

A farm that I have listed had quite a bit of activity and interest from various Buyers.  One of the agents that showed the property to their client, informed me that an offer may possibly be coming in.  Fantastic!
 
I happily informed the Seller of this great news.  The response I got was: "We are not accepting anything below the listed price."  The offer hasn't come in yet and I feel like they have already turned it down.  After several years of having it on and off the market with various agents, I thought they would be ecstatic with the news.

Do Photos Really Sell the Property??
 
The answer to that question is "yes".
 
I usually take numerous photos of the property and home.  All from different angles.  I just "click away", you might say.  When I download the photos to my computer, I will then pick out the best ones and use those to market the property.
 
A camera would be best to use to take the photos of the property.  I have seen blurry photos of the property and home where you can tell that it was taken with a cell phone.  Granted, the cell phone cameras have … (18 comments)

When is a property considered a farm or a farmette?
 
There seems to be a large misconception about what is a farm or a farmette.
 
It is when the property has a home with acreage, and outbuildings. 
 
When I say acreage, it does not mean 2-3 acres.  That is considered more as a large lot. 
 
A property can be considered as a farm or farmette when there is enough acreage that farm animals can be housed on it.  Just because it has a barn on it does not mean it is a farm or farmette.

I don't know how many times, in speaking to sellers when listing their horse property or farm, I have heard them say: "I want to get $xxx,xxx and no less." 
 
Does this mean that when a qualified Buyer puts in an offer for less than $xxx,xxx, you will reject the offer?  Would you take a chance on skipping this offer and letting your property sit for an even longer period of time, not allowing you to move on with your life?  If you do, you also risk the chance of the market value going down on the rural property and getting … (6 comments)

Mountain View Farm in Kunkletown area in Pennsylvania will be holding a Fall Festival on October 16th, 2010 from 10:AM until 4:00PM.
 
The focus of this festival is holistic health for horses.  Demonstrations will be given on holistic healing, massage, chiropractic care, and agility dog training.  There will also be vendors, a flea market and tack swap and food.

Over the weekend I was contacted by someone that has (or I should say had) a 15 acre property with a house, a barn, and a couple of large buildings used for garages and storage.  The property is quite nice and suitable for horses or any farm animal. 
 
The reason I said "had" a 15 acre property is because it was subdivided into 2 parcels.  The one parcel is about 5.5 acres with the home and buildings.  The other is about 9.5 acres of vacant land.

It seems as though winter has set in early this year and we may have been caught off guard.  Over the past few years, winters here in the Lehigh Valley have been rather easy on us.  We must, therefore, make sure we have winterized our horses and barn before the true winter months of January and February set in.
We should start with first making sure we have an ample supply of hay on hand for the horses.  The last thing you want to do when a storm is expected to roll in, is scramble to get more hay into the barn.  … (9 comments)

Picking up the newspaper this morning, the headline "Farmland preservation an empty promise?" caught my eye.  Underneath it stated "Easements offer little protection against public utilities, local government".  I started reading the article and it had a lot of interesting facts, which involved 2 preserved farms in the Lehigh Valley area in Pennsylvania.

I specialize in horse properties and I have buyers interested in purchasing farms, farmettes and properties for themselves and their equine friends.  What is really frustrating is when I check the MLS for properties, which are "zoned for horses", end up being quite the opposite. 
I had a situation where an older home was on the market and it included a barn, shed and a fenced in area for animals on about 3 acres.  It was advertised as  "zoned for horses".  I checked into zoning for my buyer (habit I guess) and it turned out that that particular township required a minimum of 10 … (6 comments)

Thought I would update everyone on the current status of the abandoned barn cats I blogged about back in  June.
I am happy to say that the 3 have found a new home at a fellow real estate agent's farm.  (She also happens to be a volunteer with the Animal Response Team and one of the volunteers that helped round up these cats.)  They have been nursed to health and their illnesses are being taken care of.  All are looking so much better and you can't even tell that these are the same cats.  They are extremely friendly.  The one even follows … (7 comments)

For those of you that have read my previous blog where I showed a farm where the barn cats were abandoned, here is an update.
I contacted the fellow members of the Lehigh Valley Animal Response Team and I'm getting a number of responses from them for my plea for help.  One of them suggested that, since we have access to humane traps, that we get some volunteers together and possibly catch the cats and bring them to the humane society.  We have a meeting tonight, so I'm sure this will be one of the topics.  I also contacted the Listing Agent and … (1 comments)

Have you ever gotten the run around and just gone in circles?  And you never did get an end result?  Well I am going that route now and it is very frustrating.
