The 22+ acre horse facility in Kunkletown, PA was sold.  It will remain as a farm with the new owner and the family will be running it, although it will not be a boarding. training or lesson stable.  It will be a private farm raising various animals.

At the farm where Pippa is boarded, here in Eastern Pennsylvania, there are five other horses in her herd that are her buddies.  She also has other buddies that join the horses from time to time, which are not so common.  Turkeys, for one.  The turkeys usually strut their stuff walking through the paddock, along with guinea hens and chickens.  Now, Pippa loves to chase the chickens.  She will trot with her nose down, "herding" the chickens along until the chickens end up leaving the paddock.  It is so enjoyable watching all the antics of … (12 comments)

It looks like spring has finally arrived here in Eastern Pennsylvania.  Comfortable temperatures and nice weather have brought everyone outdoors.  Even the horses are enjoying it.
 
Even though we would prefer to play with and ride our horses, this is also a good time to do some spring cleaning of the farm or horse property.  The best place to start would be the barn.

Did you know that ALL farms in Pennsylvania that generate or use manure MUST have a manure or nutrient plan for their farm?  That's right!
 
Any farm that has a concentrated animal operation is required to have a certified planner prepare a nutirent management plan for their farm.  A farm with over 8 animals weighing 1,000 pounds or more that exceeds 2 animals per acre, is considered a concentrated animal operation.

A farm that I have listed had quite a bit of activity and interest from various Buyers.  One of the agents that showed the property to their client, informed me that an offer may possibly be coming in.  Fantastic!
 
I happily informed the Seller of this great news.  The response I got was: "We are not accepting anything below the listed price."  The offer hasn't come in yet and I feel like they have already turned it down.  After several years of having it on and off the market with various agents, I thought they would be ecstatic with the news.

The answer to that question is "yes".
 
I usually take numerous photos of the property and home.  All from different angles.  I just "click away", you might say.  When I download the photos to my computer, I will then pick out the best ones and use those to market the property.
 
A camera would be best to use to take the photos of the property.  I have seen blurry photos of the property and home where you can tell that it was taken with a cell phone.  Granted, the cell phone cameras have … (18 comments)

There seems to be a large misconception about what is a farm or a farmette.
 
It is when the property has a home with acreage, and outbuildings. 
 
When I say acreage, it does not mean 2-3 acres.  That is considered more as a large lot. 
 
A property can be considered as a farm or farmette when there is enough acreage that farm animals can be housed on it.  Just because it has a barn on it does not mean it is a farm or farmette.

I don't know how many times, in speaking to sellers when listing their horse property or farm, I have heard them say: "I want to get $xxx,xxx and no less."

Mountain View Farm in Kunkletown area in Pennsylvania will be holding a Fall Festival on October 16th, 2010 from 10:AM until 4:00PM.

Over the weekend I was contacted by someone that has (or I should say had) a 15 acre property with a house, a barn, and a couple of large buildings used for garages and storage.  The property is quite nice and suitable for horses or any farm animal. 
 
The reason I said "had" a 15 acre property is because it was subdivided into 2 parcels.  The one parcel is about 5.5 acres with the home and buildings.  The other is about 9.5 acres of vacant land.
