farms: Eastern PA Farms and Homes are Selling Like Hot Cakes - 10/28/20 06:50 AM
Eastern PA Farms and Homes Are Selling Like Hot Cakes

Ever since the Real Estate Market reopened in the middle of May in Eastern Pennsylvania, after a shut down in Mid-March due to COVID-19, properties have been selling quickly.

Homes have sold within days, as long as the homes were priced right and in move in condition.  Even farms and horse properties have been selling at a much faster rate than normal, not to mention high end properties and homes.  Many properties have been getting multiple offers.

Why the sudden interest in moving out to Eastern Pennsylvania?

Many of the Buyers are coming from the … (3 comments)

farms: November 20th is National Thank A Farmer Day - 11/21/16 09:42 PM

November 20th Is National Thank A Farmer Day

November 20th is National Thank A Farmer Day.  So why do we thank a farmer and dedicate a national day for this?

Farmers are needed for many things.  They grow crops to feed animals and humans as well as supplying humans with the fabric for the clothes we wear.  Without these items we would starve and freeze.

Farmers and farming create jobs in manufacturing and transporting of goods that all of us need and want in out everyday lives.

Without farms, … (2 comments)

farms: Managing Mud on Horse Pastures, Farms and Turnouts - 04/11/16 11:23 PM

Managing Mud On Horse Pastures, Farms and Turnouts

Spring has finally arrived here in Eastern Pennsylvania (at least we hope it has), bringing warmer temperatures, flowers, new growth, and rain.  Along with the rain comes mud on the farms and horse properies.

What causes mud?  The main reasons are drainage issues.  These issues may include compacted soil (where the water will not filter through it), high water table, a low spot in the field.

Muddy areas usually lack vegetation, which could be a result of high traffic areas, or water flooding and killing the plant roots.  Plant roots tend to absorb the excess water, … (2 comments)

farms: The Life Of A Farmer - Are You Ready for It? - 05/20/15 12:34 AM

The Life Of a Farmer - Are You Ready For It?

I have noticed a few of the Buyers of farms and farmettes in Eastern Pennsylvania come from the city and have never done any sort of farming.  They have had dreams of farming and owning horse property most of their lives.  They now want to make their dreams come true.

Now one thing to keep in mind when living the dream of owning a horse farm or farm, is that it is not all fun.  Don't get me wrong, there are those of us that have a passion for farm life and wouldn't … (8 comments)

farms: Horse Properties and Farms Are NOT One Size Fits All - 02/10/15 10:28 PM

Horse Properties and Farms Are NOT One Size Fits All

Usually when someone imagines horse properties and farms, the image of several barns and huge fenced in pastures with horses grazing come to mind.  But not all horse properties are like that.

Horse properties come in many different sizes, shapes and forms.

The most popular type of horse property is for the backyard horse person.  These are the horse owners that own 2 - 4 horses and use them more for recreational purposes.  They may own several acres (a farmette) so they can care for their … (4 comments)

farms: You Wish To Preview Farm? I Will Meet You . . . . But Come Alone - 09/29/14 04:25 AM

You Wish To Preview Farm?  I Will Meet You . . . . But Come Alone

I had Buyers that were looking for a farm in Eastern Pennsylvania and were ready to buy now.  We had checked out many of the properties that were listed on the local Multi-List, but none were quite right for their needs.

Going the extra mile, I checked out For Sale By Owner listings on websites.  I came across one listing that was just added to the site a few hours earlier.  It sounded exactly what the Buyers were looking for. … (8 comments)

farms: Where, Oh Where, Has The Farm Acreage Gone? - 03/06/13 05:09 AM

Where, oh where, has the farm acreage gone?

The market for large acreage properties has increased.  I am working a number of consumers that are searching for properties with large acreages.  It seems as though there are fewer on the market these days.  At least here in Eastern Pennsylvania.

Sure, there are the high end properties, but for the average consumer, not many.

Over the years, owners of large acreage properties were under the impression that if the lot were subdivided into smaller lots, the lots would sell and the Seller would receive more funds.  Truth of the matter was that over … (2 comments)

farms: Questions to Ask Horse Property Listing Agents - 03/30/12 05:26 AM

Horse properties are unique properties.  The best way to market these properties are to target market in addition to marketing to the general consumer.

How can a Seller find out if the Real Estate professional will be working in their best interests to get the property sold at the best possible price in the shortest amount of time?  The agent should be interviewed as if they were applying for a job.  (In reality, you will be hiring them as if they are your employee.)

What questions should be asked to see if they are the best for the … (4 comments)

farms: Your Unique Property Expired Again?? Try Using Someone With a Specialty . . . - 02/09/10 01:56 AM

You have a unique property and the listing has expired.  Wonder why?  Your agent did a wonderful job, and the property was priced right.  Why hasn't it sold?

Have you considered using an agent that specializes in that particular property?  Real estate professionals that specialize in a particular type of property have the knowledge needed to market these types of real estate.  They are knowledgeable in that field and are able to target market to the right type of buyers.

For example, I specialize in rural and horse properties and farms.  I have over 30 years experience in … (2 comments)

farms: Horse Neglect On the Rise - 01/15/08 06:34 AM
All across the United States, the number of horses that are not properly cared for is on the rise.  This is either because the owners will not or are unable to take care of them.  Over the past decade, horse ownership has drastically increased in the US.  According to the American Horse Council, there are over 9 million horses in America.  That's a big increase from just over 6 million in the mid-1990's.
Over 2 million Americans own horses and more than 1/3 of those owners have a household income of less than $50,000.  As the horse population rose and the … (13 comments)

farms: Don't Let This Deal Pass You By - 11/08/07 10:14 PM
I was looking through the MLS for farms for one of my clients in the Lehigh Valley in PA.  I happened to come across one that is a great deal.
It is an 1800 sq. ft. farmhouse, 3 BR, 2 full baths, with a detached 2 car garage on 98 acres.  Looking at the price I took a double take.  The listing price is........$189,900.  WOW!!!!  I can't believe my eyes!  You can't get a better deal than that.  And the house seems like it is in good shape.  I looked further down to check out the list of features.  To my dismay, it turns … (9 comments)

farms: Can You Define Countryside or Boonies??!! - 07/05/07 02:56 AM
Is it just me or has anybody else noticed that the people moving from the cities to the developments in the rural areas are saying that they live in the country?  Or better yet, in the "boonies"?  Personally, I don't think they know the definition of the "country" or the "boonies".
I live in a small town, or what used to be a small town, in Eastern Pennsylvania.  Over the last 10 years we have had major development in the area.  Many developments, industrial parks and malls going up everywhere and roads getting congested.  When I moved here over 30 years ago (oh, … (7 comments)

farms: Old vs. New! Are the Old Homes Here to Stay???? - 05/24/07 02:24 AM
While driving around the area, I take notice of the lovely old homes and barns in the country.  Since I've become a Real Estate Agent, I've paid close attention to the homes in the area.  I like to know about what's in the area so that I may be able to better inform my clients.  My expertise is in horse farms.  Since the open spaces are getting to be less and less around here, I need to know what areas the farms and acreages are located.  Whenever a new listing comes up in this area, I try to make a drive by … (1 comments)

farms: Will Small Towns be Extinct???? - 05/20/07 01:36 AM
I was born and raised in the Bronx of NYC, but never liked city living.  You see, I loved horses ever since I can remember and you can't have a horse living in the city.  At least not in an affordable sense or your backyard.  Once I was old enough to be on my own, I moved out to the Nazareth area in PA, which at the time was a nice, small friendly town.  People living here knew most everyone and it was a safe area to raise children.  Your children's teachers knew the children and their parents in the school personally.  It was a … (20 comments)
