But seeing as the market has taken a turn and the buyers are far and few in between, I think agents should start thinking and focusing to the buyers. What do they want? What do they need? Let us pretend that we are all realtors - Oh, wait.. sorry wrong blog.. let me start over. We ARE REATORS - and pricing is the core of our ability to sell a home. correct? When you do a CMA - you are comparing homes that have SOLD. You are looking at School districts, lot size, zoning perhaps, the number of bedrooms, bathrooms - if the home has been renovated or not and you compare. This is what I call an educated guess. I was going through some local stats (Whitestone, Flushing, Bayside area)today and I am floored. Within this past month of September there were 142 NEW listings, making the TOTAL available homes reach the highest of 932 single family homes. The HIGHEST priced home currently is $2.800,000.00 The LOWEST priced home is currently $459,000.00 The Average days on the market is 83. To see the charts. What boggles my mind is that some of the sellers are "holding out" thinking that they can get more money. Most sellers still have not gotten "it" .
