This time a seller listened to me and the inspection report.
On the first inspection the home had a few issues. The buyer said they wanted the issues repaired and the seller did'nt want to do anything. They wanted to sell the home "As Is".
The only problem with that is... there was an inspection on the home and there are issues with the home.

Shade is good for a home, but too close is not.
I inspect a lot of homes in Southeastern New Mexico.
They all have a lot in common when it comes to wanting to have shade trees. In the summer we can get temperatures that reach triple digit without even trying.
Then you mix the high winds we get and it's a recipe for a damaging time.
Remember to remove any parts of trees and bushes that rub against the home when the wind blows.

It happens everyday. Some where some how some one takes the batteries out of a "chirping smoke detector".
Don't take your family's life into your own hands.
Too often while performing home inspections I see this, I guess the home owner wants to stop the chirping but not keep the family safe at the same time.
Some homes I have inspected even have removed the smoke detector as a means to stop the chirping.

All heating and A/C contractors should be held accountable.
It seems that recently I have seen a spike in the number of heating and air conditioning installs.
Everyone wants to save energy, but at what cost. How about the safety of the tenants of the home?
Why is it the contractors who perform these installs always seem to leave the job without finishing the job, or they cut holes for piping that are way too big then just leave it that way.
I will show you what I'm ranting about.

Permits, electricians and inspectors. What's next?
When the electrical is upgraded in a home, you would think that the electrician would make sure the work is right so it will pass inspection by the electrical inspector.
In this case neither did the right job.
Did the electrician know the permit was not going to be inspected by the inspector? Or did the inspector do a "DRIVE BY INSPECTION"?
The permit was still in the window, the approved section was signed off by the inspector as acceptable.

If you want it right, get ready to write a big check.
The home is 3,200 square foot home. Built in the 1930's
The additions have been added throughout it's life.
The electrical has been added as well. But never has the electrical been upgraded to the point it was ever brought up to code.
I saw this when I inspected the home and found that the breaker boxes were Federal Pacific panels. "OUCH".
When I saw the panels I realized the home was never upgraded from the original installation.
The home owners just kept adding panels and wiring.

That's what I told the buyers of this home.
It all started out with the inspection outside of the service line coming to the home.
As you can see in the first picture it's been trying to go on vacation.

Could part of the problem be the tree that is on the supply lines to the home?

The tree has pushed and pulled on the supply lines till the mast has been bent beyond repair.
Now the mast needs to be replaced with a new straight mast.

Proper attic venting makes all the difference.
Inspecting homes for me is a lot of fun. But not at the buyers expense.
"Uncle Bob" Seems to be hard at work in this part of the country.
This vent is a homemade dryer vent on the roof. Why. There are vents just for the occasion that a dryer vent is needed on the roof.
They are made with a back flow preventer and are made of sturdy steel construction.
So why would you take the time to build your own vent?

When agents don't show up for an appointment.
When ever I have an appointment to inspect a home, the agent is usually there.
They want to know what the issues are if any.
This way they are not "blind sided" when they do get a copy of the report.
The last home I just inspected for a young first time home buyer couple was an appointment for a three o'clock inspection.
I usually show up early so I can start with the outsid eof the home and then get in when the agent arrives on the scene.

I have been running into a lot of attics that have had a new furnace or A/C unit along with new duct work installed.
At the end of the duct work are the drops or boots.
If they are installed correctly, the the home will be more energy efficient than before.
If they are not, then it could cost you big money in the future.
In this first shot, the A/C duct work was installed and properly attached to the drop.

Cacti's are blooming in Carlsbad, New Mexico.
I could'nt help but take a few shots of this Yucca cacti that is in full bloom at a local dealership.
The wild cacti have seen very little rain if any in two years.
Usually we get to take a drive up the canyons and see all the wild flowers and cacti blooming this time of year.
But with no rain, this is all I have to show Active Rain members for the time being.

When I send out the inspection reports. There is a summation page that lists all the defects or issues with the home that was inspected.
There are a lot of times when the seller say's "I'm not going to fix anything". Or "I will give a dollar amount towards any repairs that are needed".
In this case there was a $500.00 dollar amount listed by the seller as for repairs if anything was found to be needed.
When I inspected this home, there were electrical issues that were not to be taken lightly.

I have seen a lot of foundations and venting in my 30 plus years of inspecting.
There are issues that can arise from a poorly poured foundation. Even with the best intentions there may be "issues" that come up.
On this home the foundation has a few "cracks in the foundation stem wall". The stem wall poured after the foting was poured.

When the buyer asked me about the cracks in the foundation wall, I told them that they could be repaired. Then they asked if there was going to be any more seperation in the foundation wall.

When it's "home made" does it count?
On a recent inspection, I ran accross this "home made whole house fan assembly". 
With this not being rated for this home and the fact it was "home made" does this count for the existence of a "whole house fan"?
This fan was not connected to a thermastat controll.  So if the fan was needed then it had to be turned on by the occupant of the home. What if your not home at the time the fan should be "on"? Then what?

Roof inspection, after the fact.
I was called to do a roof inspection on a home that had the work completed by a contractor and the contractor wanted to get paid.
There was only a couple small problems with the "work that was completed".
High winds tore off shingles and there was some water damage to the interior of the home.
Let's take a look at the work from the reputable roofing contractor. 

As you can see the "Patch" do'es not match the roof. Even though the roof is an older roof there are shingles available in the existing color.
