A LOOK FORWARD: WHAT'S AHEAD FOR REAL ESTATE IN 2009
 
After 2008's devastating period of adjustment-with the subprime mortgage crash, the economic bailout, and price reductions across the board-it's easier than ever to predict what 2009 will be all about for real estate:
 
1.  The media will back off.
  
News outlets have been hammering real estate for the last 18 months.  This should end as the adjustments level out.  You will be hearing much less "doom and gloom" from the talking head pundits.
 
2.  Foreclosures will decline rapidly.

There's no disputing the fact that this past year has been difficult for the real estate industry.  Not only has the media exaggerated local conditions, but it sure didn't help when the financial markets took a nosedive in late September.
Before the crisis escalated, real estate had actually been starting to come around.  Consumers had just started to show the first signs of confidence.  But, at the very moment the meltdown began, consumers did what consumers do when they get scared. 
They stopped buying.

Bailout or bust ! - 12/13/08 04:40 PM
It was the number one news story last week outside of election coverage.  Fannie Mae and Freddie Mac, the two largest mortgage finance companies in the US, were taken over last week by the government as part of a bailout plan.
So what happened?  Both mortgage giants had met regulatory requirements for their capital.  But reviews from several agencies-including the Federal Housing Financing Agency (FHFA), the Federal Reserve, and the Treasury-uncovered some damaging cracks.  Research revealed that both would not be able to manage the high delinquency rates on record.  A crash was inevitable without substantial help.
