While the recent negative headlines talk about home sales still being flat and going down in some places, Dorchester has always been one of the areas to come back first! The numbers from 2010 vs. 2009 prove it! The average selling price for a three-family in Dorchester for 2010 was $298,810, compared to $249,860, a 20% increase! The numbers for the change in a median sales price were a little bit higher as well. Another great sign that prices are on the way back up is the number of homes sold above $400,000. South End Condos For Sale! On Sunday, I was out visiting open houses in the South End and came across this condo at 187 West Canton Street #2. The tall brick wall was what caught my attention as soon as I walked in the door of this parlor-level home. Since I'm a huge fan of exposed brick, I had to take a quick video to share (see below). Walkscore.com gave this a rating of 97, a "Walker's Paradise"! It's super-close to Copley Place, Prudential Center, Tremont Street and the Back Bay train station. South End Condos For Sale! Yesterday, during a lovely spring-time walk through the South End, I stopped by a lovely top floor condo for sale that was having an open house. It was my pleasure to walk through and see first-hand the highlights this home has to offer. From the warmly-painted red walls in the front of the home to the updated kitchen and bath and then to the rear bedroom, with panoramic city views, the place yearns to be called "Home"! The current owners have done a wonderful job maintaining, updating and decorating. It's very easy to picture yourself here, (2 comments)

I've just spent the last half hour reading all the blogs about real estate movies and the consensus seems to be that the play adaptation of "Glengarry Glen Ross" is the best one out there. While I've seen this a couple times and thoroughly enjoy it, these guys are NOT real estate agents! They are more like those sleazy salesmen who push times share places on you. While these characters are certainly deep and wildly entertaining, they do not come close to doing what we as true real estate professionals do. Condos for sale in South Boston! Last weekend, I had the pleasure of stopping by an open house for two brand-new condos in South Boston's east side. They are located at 13 and 15 Story Street, which is right off of G Street, on top of Telegraph Hill and right near the high school.
Both of these condos for sale in South Boston have been thoroughly renovated with all the bells and whistles as well as some extras that are not normally added in local developments. Both units have two bedrooms and feature items such as double dishwashers, dual flush (3 comments)

Three families for sale in Dorchester vs. those available in Brockton. A client recently asked me about the three-family opportunities that were on the market in both Dorchester (and all of Boston for that matter) and in Brockton. I told him that there were pros and cons to each. The biggest one is the distance. He is a Boston guy and if he wanted to manage these properties himself, I told him, he would have to take travel into consideration. There's also the numbers factor. The prices are generally lower in Brockton than in Dorchester, but the rents are lower as (3 comments)

This was a real quote from a buyer who was mad that she didn't get the home she had an offer in on. This story happened to an agent I used to work with years ago. He was the listing agent for a home that was priced right and therefore had a lot of activity. A buyer had approached him directly and made it clear she was very interested in the house. She made a good offer and the agent submitted it to the seller. While the seller was considering her offer, another (better) offer came in. The listing agent (13 comments)

Condo for sale in South Boston! Yesterday, I stopped by the open house for the condo for sale in South Boston and was very impressed! While the listed square footage was 605 square feet, it seemed much larger thanks for a wonderfully-flowing layout with NO wasted space. Added to that was the serene private dack off of the bedroom in the rear of the home. It seemed like a natural extension off the home. This condo for sale in South Boston is in a great spot right off of L Street in South Boston's east side, which makes it easily accessible (3 comments)
Pool Party at the Foreclosure! - 04/02/11 11:10 PM
For the record, this is a true story that happened at the office I work at, way before I started. My broker was there and has told me this story a couple times. It's great. How can I not share it? One summer in the early 90's, during the last foreclosure glut, our office listed a foreclosured home just south of Boston in Weymouth. This foreclosure had a pool that was right on the ocean, still filled up and clean. One afternoon, the office decided to drive down there and have a little pool party. It was hot. It was summer.
