The Nanaimo real estate market cooled off July through August. This last month however buyers seem to be more active. Intertest rates are still very low and prices have come down in most sectors.

The average price of a single family home in the last 24 months has hovered around $350,0000 to $365,000. The prices rose lightly during June - Oct 2010 then fell off slightly during the winter but have stayed flat through 2011 (between $360,000 and $365,000). The inventory level is 514 homes listed similar to last year. The inventory levels for the last 7 years are as follows.
2005 - 426
2006 - 501
2007 - 460 
2008 - 630 (high due to stock market crash)
2009 - 386
2010 - 521
2011 - 514

Prices seem to have come back to the 2007 levels on everything except condos and town homes. Conos and town homes have fallen in price about $20,000. There are not as many lots selling as compared to 2007 but the inventory is also about half of the 2007 level as well. The number of homes listed Sept 2011 was 642 compared to 528 in 2007. Reduced to $239,900 from $259,900, This is a great deal! The asking price is $32,000 below what he paid for it.
Reduced to $229,000 from $237,000.
