It is common practice in this region to compare and buy homes on a square foot basis, but that can often lead to some confusion.  If you are looking at a 1,500 square foot home, for example, you can find anything from two to five bedrooms.  The garage can be non-existent, or have a three car capacity.  And of course there is the matter of location.

Many homes for sale these days are owned by a "bank", properties that were taken back by the lender for non-payment.  With their "floors of attorneys" it is natural that the banks are to be protected when they sell their assets.  As such, when you buy a bank-owned property it is As-Is ... no disclosure, no repairs, no liability for condition of the home.  That is understandable as they have no knowledge of the specific property, but the very nature of their situation and ownership has worked against them.

The Carson Valley is known for its three major communities, Genoa, Gardnerville and Minden.  There have been many other settlements along the way, however, and several of them continue to have their name used as a reference to the part of the Valley where they were located.  
Cradlebaugh was started by William Cradlebaugh, builder of  Cradlebaugh bridge, the first bridge over the Carson River.  It still used today on U.S. Hwy 395 by people traveling from Minden to Carson City.  It actually had a post office on two occasions, the last closed January 15, 1900.

I went looking for activerain groups that featured Nevada.  According to active rain, Nevada must be in the Southwest Region.  OK!  There are 132 groups listed in the "Southwest" area of activerain. 
So, let me see, "Southwest" ... Does that mean  Hemet/ San Jacinto Real Estate, Middle Tennessee Top Real Estate Listings with Virtual Tours , Texas Gulf Coast, Huntington Beach, or Albuquerque Living ! 
Well, that's interesting.  I went looking for a "Group" to reflect our Northern Nevada Lifestyle.  None of these seem to really fit.

For several days we tried to reach one of our sellers to let her know about a couple of new listings in her neighborhood ... and basically ... tell her we needed to reduce her price.  We Left a couple of messages explaining that.
