Another Leading Indicator Rises
Another leading indicator of U.S. commercial construction spending rose in July, as recently reported by the architects' trade group.
The American Institute of Architects (AIA) said The Architecture Billings Index was up 1.9 points last month to 47.9.  A reading above 50 indicates expansion, so we are getting close.

First Time Homebuyer Mortgages
The Community Homeownership Incentive Program, or CHIP, is offering home mortgages geared to the first time homebuyer.   For residents of Richland and Lexington counties in SC there is NO DOWN PAYMENT required if you meet the following qualifications:
 •   Annual family income cannot exceed $49,920.  There is no income limit for homes located in designated "underserved" communities.  For example, almost all of the Hopkins, SC area.
 •   For families with income up to $62,400 the down payment is only 3%

Columbia SC     One of President Obama's selling points for the stimulus package is the thousands of projects nationwide that he calls "shovel ready" - meaning the planning is complete, approvals are secured and people could be put to work right away once funding is in place.
 For us this means the City of Columbia could receive funding for various projects that have already had the preliminary work completed.

Columbia SC    We have had a wonderful week of early warm spring weather.  The Daffodils are in bloom, buds are on the Dogwoods and it won't be long before the Azaleas are flashing their colors.   I was wondering what the all time high temperature for February in Columbia was and I found this chart on Wikipedia. Columbia, SC     What a pleasure it is to list a beautiful, well maintained home.
The Olde Woodlands neighborhood is located behind the Veterans Hospital on Garners Ferry Road in Columbia, South Carolina.
The neighborhood was built in the 1960s and '70s and consists mainly of 3 and 4 bedroom brick ranch style homes with large yards.
Olde Woodlands is on the SE side of Columbia and is only minutes from I-77, downtown and the USC campus.  A wide variety of shopping centers, big box stores and restaurants are all located in the immediate area.

Bank of America Mortgage now offers a Borrowers Protection Plan at no cost to the homeowner.  This plan covers borrowers in the event of disability, job loss and hospitalization.
 This program is available on new mortgages and takes effect 90 days after the closing.  It will cover up to 12 principal and interest payments and borrowers will have the option of  extending the plan beyond the initial period. 
 It's always nice to receive a freebie and this gesture to homeowners from Bank of America shows their commitment to the mortgage industry.

columbia: Generation Yers, Xers, Boomers and Over 65ers - 11/13/08 08:35 PM
I just read a National Association Of Realtors report that states  "55% of today's home buyers are Gen Xers" (between the ages of 27-43).
A quick check through my file cabinet of buyers I have worked with in the Columbia area over the past 18 months breaks down to:
Gen Yers      7% Gen Xers     36 Boomers     43 Over 65      14 As a side note I find it is the Gen Xers that have the most credit issues.  The Boomers have equity built up in their current homes and the Over 65ers love to pay cash.  It's a linear progression.

columbia: How Columbia SC Rolled - 11/11/08 04:58 AM

On March 22, 1786 a bill was approved by the state legislature to create a new state capital.  This bill was introduced by Senator John (Gervais Street) Gervais.  Washington was requested as the name for the new town, but Columbia won by a vote of 11-7 in the state senate.  
Columbia was laid out as a 2 mile square running beside the Congaree River.  This square was divided into 400 blocks containing ½ acre lots.  All residential lot buyers were required to build a minimum 540 square foot house within 3 years of their purchase.

columbia: Delinquent Tax Sale - 10/23/08 11:40 PM
Columbia, SC   Is everyone feeling poorer lately?  It is certainly hitting a larger number of homeowners in the midlands where it hurts because I have not seen the list of delinquent taxes on residences this long before. 
On Monday, November 3rd the Richland County Treasury will sell to the highest bidders 3,340 homes. 
All homes will be auctioned off as-is for cash at the Township Auditorium located at 1701 Taylor Street in Columbia.  The auction starts at 10 am and will carry forward daily until all homes are sold.

Columbia SC   Once again the Cayce/West Columbia Jaycees are sponsoring a power packed, super charged haunted house.
The action kicks off every Wednesday, Friday and Saturday evenings at 7:30 from now through November 1st.  Be sure to take along a warm jacket because you will have to stand in line outside for a few minutes.
The Hall Of Horrors is located at 1153 Walter Price Street, across from the Cayce City Hall.  Admission is $10/person.

Columbia, SC   The Dillard's department store located in Columbia Place Mall is closing the first week of November and the Sears store at East Pointe Plaza on Garners Ferry Road will close in January 2009.  This is a troubling sign for retailers and a strong statement of the status of our economy.
Sears moved into the building on Garners Ferry in 2005 after Wal Mart vacated and built their new location across the street.  It was plain to see by the parking lot traffic that Sears was not attracting any where near the volume of customers that Wal Mart did.  I had … (0 comments)

Columbia SC   The University of South Carolina baseball season opener against Duquesne is scheduled for Feb. 21, which starts a three-game weekend series.
The Gamecocks will play 11 of their first 12 games at home in the new ball park.  That includes a visit by Clemson and a three-game series against West Coast power house Long Beach State.
Approximately 6,400 chair-back seats are being installed, with a total capacity of 9,000 fans.  In addition there will be a picnic terrace down the left-field line.
Aa expanded concession stand menu will be available along with portable setups on the plaza and concourses.

columbia: Fake NY Realtor Rents Out Home - 10/19/08 10:10 PM
I just read about a Long Island, NY family that thought they got a good deal when they found a rental house for $1,000 a month - until the owner showed up and asked what they were doing there.
Police arrested Gregory Garvin on Wednesday for posing as a real estate agent and renting out the vacant house in Roosevelt. Garvin was charged with grand larceny and fraud.  Garvin also collected a $1,000 security deposit from the couple.
The family was living in the house about two weeks when the real owner showed up.

columbia: Marigolds And Tomatoes in Mid-October - 10/18/08 04:42 AM
Columbia, SC   I had given up on these marigolds ever flowering back in August.  The plants were healthy but they had produced zero flower buds.  
For some reason they were waiting on mid-October to bloom.
 
 
 
 
 
 
 
We had some tremendous tomatoes in June and July.
No offense intended to the grocers, but their tomatoes can't touch the flavor of home-garden Better Boys.
Now here we are on October 18th and we'll harvest again in a couple of weeks.
What a great place to live!

columbia: Heathwood Homeowners Voted 41-22 For Zoning Change - 10/18/08 12:58 AM
Columbia, SC   This past week homeowners in the Heathwood neighborhood of Columbia voted to prohibit the demolition of homes built prior to the 1960s.  The zoning change is known as Interim Measures For Community Protection.  However, approval can still be made for demolition when granted by Columbia's development review commission.
The Heathwood area includes homes located between Kilbourne Road, Devine Street, Devereaux and Adger Road.
City Council will next vote on the measure at the zoning hearing on November 19th.

columbia: Tom Tresh, Dead At 71. - 10/16/08 08:05 AM
Tom Tresh, the 1962 AL Rookie of the Year and part of three New York Yankees teams that reached the World Series, died Wednesday of a heart attack. He was 71.
Tresh made the 1962 American League All-Star team as a shortstop and made the team again in 1963 as a center fielder. He later earned a Gold Glove in the outfield.
This is a picture of my first Rawling's glove, a Tom Tresh model from 1964.
Rest in peace, Tom.
