First Time Home Buyers And Payment Shock! Earlier this week I met my clients at my office to meet with our Coldwell Banker Mortgage Professional to have them get their pre-approval redone by her. The first person that "pre-approved" them disappeared on my clients and they never received a pre-approval letter. So, she pre-approves them and they go into payment shock. They currently pay $1200.00 in rent and their mortgage payment would be $1700.00 including everything. They went into payment shock as most first time home buyers do. Long Island Towns Going Green: Babylon, Brookhaven, Huntington, Islip, North Hempstead, Oyster Bay, Smithtown and Southampton.Supervisors from eight Long Island towns joined together Thursday to announce the creation of the Long Island Green Homes & Buildings Consortium, an association dedicated to making homes and buildings across the Island more energy efficient, create jobs, and bring millions in federal funding to Long Island. Home energy use is a major source of greenhouse gas emissions. Residential retrofitting is a logical and effective means for drastically reducing this energy use and combating climate change. As I was perusing my local MLS online last night trying to find condos and co-ops so I can knock on doors and say hello, I came across a two-family home in the midst of all these condos and coops. I had to look at the listing three times because I was in such disbelief that a HOUSE listing was in the middle of all these condos and co-ops. It was obviously misplaced which shouldn't happen. He listed his home in July! So, by MLS rules, I cannot, as a Realtor, try to get him to list his home with (12 comments)
Thanksgiving is a wonderful time. We get together with family and friends we haven't seen in a while. We cook, we eat, we laugh. We even laugh together while cleaning off the table and doing dishes. My fondest memories are of watching my Aunt, Mom and their Sister clean up and do the dishes while reminiscing their childhood. Oh the things they would say! We all know what paying it forward means, but, do you really do it? I was in the post office this morning and the line was long. I was looking out the window and saw this older woman with a walker trying to cross the street at the light no less. So, after 10 minutes, I got what I needed and left. But since they are not in the World Series, I want the Yankees to win! They played better (no kidding) than the Mets so they deserve (you think) to be in the Series. It's about being a New Yawka! You may have saw on TV this morning or read online that the $8,000 tax credit has been extended.This was prematurely reported by the media.The tax credit extension is not currently a stand alone bill – it is part of a compromise on the Employment Insurance (EI)Bill in the Senate. Senate Democrats and Republicans are negotiating now to address the EI Bill with some amendments. If they agree (which they very well might) on the amendments to the EI Bill – The Tax Credit Extension Bill could pass the Senate as early as this week.The House of Reps has already stated (0 comments)

An associate in my office has a rental client. This client's nephew lives with her because this little boy's mom is a crack addict and his father remarried, has other children with his new wife and wants nothing to do with this little 8 year old boy. She does not have legal custody of him but does try to support him even though she's living paycheck to paycheck. A few days ago, my colleague was at her client's current apartment and the little boy was there along with his father. His father was there giving his sister money to get the (3 comments)
