Traffic Circles - Driving you Crazy - 07/25/11 08:29 PM
About 2 years ago, I took the back way home from a local health food store. I like taking back roads, even if it takes me a little longer to get to my destination. It's more peaceful. You see trees everywhere, instead of cars. It's just a better overall experience for my driving time, so it's worth it to me. I'd driven this same road the previous day on my way back from my daughter's house. It's a plain, meandering road that passes the less used rear entrances to the High School and the mall, and it always eventually gets me to my destination. You (8 comments)

Global Foundries - Helping NY's Tech Valley Grow - 07/21/11 07:27 PM
According to an article in last week's Business Review - One of Tech Valley's anchor companies, Global Foundries in Malta, NY has begun installing some of the billion's of dollars of equipment necessary to eventually hire nearly 1,400 full-time employees by the end of 2013. This is no small thing. The building project, which already covers an area the size of 6 football fields, is one of the largest construction projects in the entire country, right now. And if the State has it's way - there may be another plant in the future. Tech Valley is a large part of the reason Upstate NY is (6 comments)
How Much is my House worth? - Comps are Crucial! - 07/21/11 09:53 AM
I read a post the other day that said an agent told another agent that "comps aren't worth crap today". I started to write everything I thought in a comment - but decided it was worth making into a post. As a Realtor whose Broker is also an Appraiser - I can say without hesitation - in determining the value of your house or property - Comps are Crucial today. Although they are often Crap. :-) Listing agents often don't fill out the information they enter into the MLS correctly or fully. I can't tell you the number of times we're nearing (1 comments)
Think "Malta" - USDA isn't just for Meat! - 07/20/11 08:03 PM
When you hear the letters "USDA", what do you think? A prime cut of delicious beef, comes to my mind. Maybe some select, juicy fruit? How about ripe, waving fields of corn? Instead, USDA just might mean your dream home is about to become a reality. USDA (US Dept. of Agriculture) offers USDA Guaranteed Rural Housing Loans and USDA Direct Rural Housing Loans with 100% financing - that means 0% downpayment. And you just might be surprised at the areas that are considered eligible under this loan. And, No - you do not having to be buying a farm! Think "Malta". Think (2 comments)
What WAS the Most Important Thing I Did Today? - 07/19/11 11:01 PM
I just read a post about utilizing your time to it's best advantage. And it made me stop and think - I often start my day planning the most important things for me to do - but how often do I stop and look back and ask, "What was the most important thing I DID today?" So - I'm asking myself now - And the first thought I had was the 2 minutes I spent on the phone with my son, who lives out of state. And the 15 minutes I spent walking through my neighborhood with my husband. And the 5 (1 comments)
Hyper-Local Posts - They DO work - 07/19/11 10:46 PM
My level of online advertising exposure has REALLY improved in the one week I've been blogging here on ActiveRain. I googled a few of the topics I've written, and came up on the first page several times - often my blog appeared twice on the same first page of the google search! If you want to learn, the people of ActiveRain have the information here for us. It may take a little digging to get it, but they really do a great job of telling you how to best utilize the system so that you are appearing when people google things (4 comments)
File TAX GRIEVANCE with Small Claims Court by the End of JULY - Don't Delay! - 07/19/11 01:56 PM
If you are one of the unfortunate Schenectady County homeowners who filed a tax grievance with the Board of Assessment Review and were either denied or received an adjustment you think was too small, the deadline for filing the grievance with Small Claims Court is the end of July. You can only file this grievance if you filed a tax grievance before the Board of Assessment Review this year. If you didn't file with the BAR - you'll have to wait until next year. If you did file with the Board of Assessment Review and you want to contest their findings, filing with (3 comments)
Update to Enjoying My Excursion into the Vast World of Blogging - 07/18/11 07:47 PM
I have to say - there are a lot of encouraging people on AR. (You will note, I've already learned to abbreviate it :-) I'm sure with 210,000+ members, there are some bad apples in here, but I haven't "met" any, yet. In a few short days my bank of available resources has taken a quantum leap forward. I love helping people relocate - and as I've read through piles of other ActiveRain blogs, I've felt a sort of "connect" with several of the bloggers. Enough so that, if I have a client moving to their area, I would at least give them (0 comments)
Relocation to Tech Valley, NY for Job or Military Purposes Can be Daunting - 07/18/11 12:03 PM
Relocation due to a new Military Duty Station, or a job transfer can be a daunting proposition. Moving is one of life's stressers anyway, but moving across the country, or even across the globe, can be even more of a strain. The New York Capital District Region which has become a thriving Tech Valley area is one of the few locations that has actually had some economic growth during our recent nationwide crisis. People are moving here regularly for both military and civilian job opportunities. Military: Including but not limited to - The Navy's West Milton Nuclear Protoype Facility in Ballston Spa,(Saratoga County) NY Stratton (4 comments)
Thank You to our Local Firefighters, Police, Military and Border Patrol - 07/17/11 10:55 PM
Two things happened this week - Mark Hennessy, a young man I used to teach in Music Class many years ago was awarded 2011 Rensselaer County Firefighter of the Year Award. And I re-read an article about my Town of Colonie, NY being THE Safest City in the US. Both things made me stop and realize how grateful I am to the First Responders in our local communities. I know Mark's heart - and I know he gives his everything to the job. And I'm sure he's not the only one in his crew that does. I am thankful for their willingness to (0 comments)
Property Taxes - Know Your Numbers! - 07/17/11 08:44 PM
One of the benefits of working for my Broker, Ron DiDonna, who is also an Appraiser that has a 98% success rate grieving taxes is that I have a whole lot of tax information readily available. One of the questions asked by every potential buyer is - "How much are the taxes?" I used to just tell them the amount. But then I realized I had a treasure trove of information available to me that just might make someone want to choose my property over, say, one in the next community where they have an Extra Tax. So - along with giving (0 comments)
Tax Grievances - Small Claims Court - Deadline Soon!! - 07/17/11 05:57 PM
For those of you with clients who filed Tax Grievances that were denied, make sure they file for Small Claims Court - the deadline here in Upstate NY is fast approaching. As you're probably all aware, Small Claims court can only be filed if the home owner previously filed this year with the Board of Assessment Review and were either denied, or the reduction was less than they thought it should be. If you have any questions, please feel free to contact our office - my Broker, Ron DiDonna, is also an Appraiser with an outstanding record of successful Tax Grievances. Call or Text (0 comments)
Enjoying My Excursion into the Vast World of Blogging - 07/17/11 05:25 PM
This is great! I am really enjoying blogging. I guess I thought I might - I do love to write - but I didn't realize that I'd have to practically pull myself from the computer everyday, to the sounds of my husband calling, "Honey - are you still in there?" (He's standing behind me now...) The thing is - I feel like I'm actually accomplishing something when I blog here. Unlike the "farmville" type things or games some people spend solid hours on - I'm networking and gaining connections in my work world, as well as improving my online advertising reach. All that, AND (43 comments)
Knock, Knock... Hello, I’m a Realtor. My Client Would Like to Buy Your Home. - 07/17/11 04:21 PM
Now THIS was an encouraging post! I was actually thinking of doing something similar for a house for my husband and I. Will definitely keep the "contract in hand" idea in mind! Via Joseph E. Robinson III Melbourne Realtor Rockledge Suntree Brevard MLS Search (Coldwell Banker Paradise Real Estate): I had an amazing client. She had the perfect home in her mind. The home had to be in Viera or Suntree, Florida. It had to have a pool and be on the water. Concrete block construction was a must with an open kitchen and a three car garage. Did I mention that (3 comments)
Private, Wooded, Mini-Estate Building Site in Colonie, NY - 19.86 Acres - $155,000 - 07/15/11 10:01 PM
One of our absolute favorite properties - 967 Kings Road, Schenectady, NY. The mailing address is Schenectady, but this Approved Building Site is in Albany County in the Town of Colonie - which means some of the lowest taxes in the area. This beautiful property backs up to the serene Pine Bush Preserve. It is the ultimate in "centrally located" - about 15-20 minutes from almost anywhere in the Capital District. My Broker, Ron DiDonna, is the owner - and he's singularly gifted at land development. He cleared just under an acre for the perfect building site - southern exposure just for pleasure or for solar (1 comments)
Nice Little Schenectady, NY Bungalow for only $39,900 - 07/15/11 09:40 PM
We have a great little Bungalow at 715 Windsor Terrace, Schenectady, NY. Located off of Eastern Parkway, this house is small in stature but big in heart. The owners took a great deal of care in readying this property for sale. Check it out! The price was just reduced almost $10,000. MLS # 201116707 (0 comments)
You meet some really nice people in this business! - 07/15/11 01:11 PM
Went to a showing with a buyer client today, and the seller, Joanna, was there to walk us through. An older woman, who'd lived in the same house for decades, she walked us through and told us what happened to make each room just the way it was. She even had a picture to show us of how the house looked the day they bought it. Her 15 year old grand-daughter came through the house with us, adding some comic commentary along the way. The street is filled with older couples now - but Joanna told tales of 15-20 kids living on the street, playing together everyday. (5 comments)
Taking a Critical Look at My Comfortable Life - 07/15/11 11:26 AM
Just left my sister's house. She's the founder of an organization called Youth Ablaze, a mission that trains teens and young adults and brings them on short-term mission trips all over the world, working with orphans. This year they're heading back to Uganda. I'm keeping track of her bills while she's gone. (Iamyouthablaze.org) As I listen to her talk about what's involved in going - and I realize that once again she's set aside her life here, to go and minister to someone who is not just less fortunate than she is - but most likely in abject poverty with no (5 comments)
Fun Features for your Home - 07/14/11 11:49 PM
One of the "favorite" things in my featured listing in Glenville, NY - is also the easiest and cheapest to do: A Chalkboard wall! The kids absolutely love it - and even the adults head into the finished basement with a little extra enthusiasm when they hear there's a chalkboard wall down there. It invariably brings a smile - and a little quick artistry from the more adventurous clients. And it's not much harder to do than - PAINTING. So - where will you put YOUR chalkboard wall? Update: Since posting this, I've received several comments about where other realtors have seen chalkboard walls (4 comments)
