Traffic Circles - Driving you Crazy - 07/25/11 08:29 PM
About 2 years ago, I took the back way home from a local health food store.  I like taking back roads, even if it takes me a little longer to get to my destination.  It's more peaceful.  You see trees everywhere, instead of cars.  It's just a better overall experience for my driving time, so it's worth it to me.  I'd driven this same road the previous day on my way back from my daughter's house.  It's a plain, meandering road that passes the less used rear entrances to the High School and the mall, and it always eventually gets me to my destination.

If you're a lover of Malta, NY - you'll be happy to know, Malta has it's own theme song! 
"The Small Town of Malta" is adapted from a song by country music singer, Dale Watson, who offered the theme song to the Town.
The theme song is recorded by Hair of the Dog, a popular local band, and is officially released at tonight's Malta Town Hall meeting -  Follow this link to youtube to take a listen.  Even if you're not a country music fan, it just might get your toes to tappin'.

Global Foundries - Helping NY's Tech Valley Grow - 07/21/11 07:27 PM
According to an article in last week's Business Review - One of Tech Valley's anchor companies, Global Foundries in Malta, NY has begun installing some of the billion's of dollars of equipment necessary to eventually hire nearly 1,400 full-time employees by the end of 2013.
This is no small thing.  The building project, which already covers an area the size of 6 football fields, is one of the largest construction projects in the entire country, right now.  And if the State has it's way - there may be another plant in the future.

How Much is my House worth? - Comps are Crucial! - 07/21/11 09:53 AM
I read a post the other day that said an agent told another agent that "comps aren't worth crap today".  I started to write everything I thought in a comment - but decided it was worth making into a post.
As a Realtor whose Broker is also an Appraiser - I can say without hesitation - in determining the value of your house or property - Comps are Crucial today.  Although they are often Crap. :-)

I just read a post about utilizing your time to it's best advantage.  And it made me stop and think - I often start my day planning the most important things for me to do - but how often do I stop and look back and ask, "What was the most important thing I DID today?"

File TAX GRIEVANCE with Small Claims Court by the End of JULY - Don't Delay! - 07/19/11 01:56 PM
If you are one of the unfortunate Schenectady County homeowners who filed a tax grievance with the Board of Assessment Review and were either denied or received an adjustment you think was too small, the deadline for filing the grievance with Small Claims Court is the end of July.
You can only file this grievance if you filed a tax grievance before the Board of Assessment Review this year.  If you didn't file with the BAR - you'll have to wait until next year.

Relocation due to a new Military Duty Station, or a job transfer can be a daunting proposition. Moving is one of life's stressers anyway, but moving across the country, or even across the globe, can be even more of a strain.
The New York Capital District Region which has become a thriving Tech Valley area is one of the few locations that has actually had some economic growth during our recent nationwide crisis.  People are moving here regularly for both military and civilian job opportunities.

Two things happened this week - Mark Hennessy, a young man I used to teach in Music Class many years ago was awarded 2011 Rensselaer County Firefighter of the Year Award.  And I re-read an article about my Town of Colonie, NY being THE Safest City in the US.

One of the benefits of working for my Broker, Ron DiDonna, who is also an Appraiser that has a 98% success rate grieving taxes is that I have a whole lot of tax information readily available.

For those of you with clients who filed Tax Grievances that were denied, make sure they file for Small Claims Court - the deadline here in Upstate NY is fast approaching.
As you're probably all aware, Small Claims court can only be filed if the home owner previously filed this year with the Board of Assessment Review and were either denied, or the reduction was less than they thought it should be.

Went to a showing with a buyer client today, and the seller, Joanna, was there to walk us through.  An older woman, who'd lived in the same house for decades, she walked us through and told us what happened to make each room just the way it was. She even had a picture to show us of how the house looked the day they bought it.  Her 15 year old grand-daughter came through the house with us, adding some comic commentary along the way. The street is filled with older couples now - but Joanna told tales of 15-20 kids living on the street, playing together everyday.  … (5 comments)

Just left my sister's house.  She's the founder of an organization called Youth Ablaze, a mission that trains teens and young adults and brings them on short-term mission trips all over the world, working with orphans.  This year they're heading back to Uganda.  I'm keeping track of her bills while she's gone. One of the "favorite" things in my featured listing in Glenville, NY - is also the easiest and cheapest to do: A Chalkboard wall!
The kids absolutely love it - and even the adults head into the finished basement with a little extra enthusiasm when they hear there's a chalkboard wall down there.  It invariably brings a smile - and a little quick artistry from the more adventurous clients.
And it's not much harder to do than - PAINTING.
So - where will you put YOUR chalkboard wall?
