Condominiums and Townhouses Market Update for Austin-area December 2015.
 
Austin Multiple Service indicates condominiums and townhouses sold for December 2015 was 230 properties.
 
The median price for condos was $250,000 which is 8% more from December 2014. Properties spent an average 46 days on the market, 10 less than the previous year.
 
However Condos dipped in 2015 by 3% from the year prior with 3,057 condo sales; with a median sales price for condos $227,700 a 6% increase from 2014 with an average 43 days on market in 2014.
 
Austin-area Condominiums and Townhouses make an affordable alternative to purchasing a single-family home.

When real estate markets become "HOT" and multiple offers are common practice as here in Austin many REALTOR'S® will advertise new listings as "coming soon" prior to listing on the MLS. Many of these homes are escrowed immediately and never find their way to a multiple listings service.

Less than full disclosure can prove to be costly and often times a Buyer may not be able to get insurance. Determining insurability and the affordability of insurance early in a transaction will help eliminate a delay in selling the property to an otherwise qualified buyer.

I was out of town visiting my sister today in our home town Barksdale and Camp Wood which lies 3.5 hours South West of Austin in the Texas Hill Country, after visiting I decided to travel back to Austin passing through a small community north of Barksdale named Vance where I have many fond memories. We would have our Annual Christmas play and other ceremonies at this little church.

I recently came across an article about Wills and the misconceptions people have about making a will. Most people believe they can’t draft their own wills and need an attorney, they also believe if you don’t own property you don’t need a will.
If you live in Texas an Attorney is not needed to draft your will, Texas recognized two types of wills.
Holographic Will (one entirely in the deceased’s handwriting) a holographic requires no witnesses
