Kate Betterton Kate Betterton's new novel, Where the Lake Becomes the River, is now available in bookstores.  I helped Kate and family find their home in Colony Woods East several years back. Kate's novel --about "growing up southern, secrets and ghosts, and The Truth About Life After Death," won the 2008 Novello Literary Award, underwritten by Charles and Katherine Frazier's Cold Mountain Foundation.

Please join Kate as she reads from and signs her novel at the Regulator Bookshop in Durham on Thursday, November 6th, at 7 p.m.

3rd Quarter Market Update The Chapel Hill, Durham and Raleigh real estate market has begun to track with the rest of the country but we have a number of indicators where we are holding our own.  For example, although our inventory is up and our closings are down, our average prices are steady to decreasing.  There are a number of other markets that not only have signifcantly more supply, they are seeing a sizeable decrease in average prices as well. Colony Lake is located east of Chapel Hill near Eastgate Mall, the new home of Trader Joes and Starbucks.  This neighborhood has single-family homes and townhouses.  These are smaller, affordable homes located on small lots.  There is a nice, non-recreational, lake in this neighborhood.  Some houses and townhouses line the lake.

Colony Woods Neighborhood - Chapel Hill, NC - 10/03/08 07:18 PM

Colony Woods is an older, established neighborhood that is in between Briarcliff and Ridgefield.  This neighborhood is centrally located in Chapel Hill.  It is very close to Ephesus Elementary and University Mall. The homes were built in the 1960s.  There are a number of split-levels, split foyers and traditional homes.  It is a very nice wooded neighborhood with nice lots.  Many houses have been updated and added onto.  This is a large neighborhood that is great for walking.  There is a community pool (Ridgewood) in this neighborhood.

Cobblestone Neighborhood - Chapel Hill, NC - 10/03/08 07:11 PM

Cobblestone is located west of Chapel Hill just outside Carrboro.  The houses were built in the 1980s, are primarily traditional and somewhat transitional, and are situated on nice .3 to .7 acre lots.  The neighborhood is close to McDougal elementary and middle schools.  Some houses in this neighborhood have visible power lines which bothers some.

Cobble Ridge is located south of Chapel Hill.  This is a mid-priced neighborhood with transitional and traditional homes on .20 to .30 acre lots.  This neighborhood is very close to Culbreth Middle School, Southern Village, and the University of North Carolina at Chapel Hill.

Cedar Hills is located on the northeast side of Chapel Hill.  This is a lovely wooded, established neighborhood located near Cedar Hills Park and very close to East Chapel Hill High School.   These houses primarily were built in the 1970s and 80s.  There is a range of types, sizes and styles.  Many of these homes have had beautiful updates and additions.

Briar Cliff Neighborhood - Chapel Hill, NC - 10/03/08 06:55 PM

Briar Cliff is centrally located in Chapel Hill.  It is near University Mall and has excellent access to major arteries for easy access throughout the entire area.  It is in the walk zone to Ephesus Elementary and is very close to University Mall.  The neighborhood is connected to Colony Woods and Ridgefield.  It is a large neighborhood with loads of diversity of house sizes, types and styles.  A number of houses have had substantial updates and additions.  The lots are nicely wooded.  This is a great neighborhood for walking. There also is a community pool (Ridgewood) located in this neighborhood.

Booker Creek is centrally located in Chapel Hill with easy access to Durham and I40.  This is an older, established neighborhood connected to Lake Forest.  This is a lovely neighborhood for walking.  The homes typically were built in the 1970s and many have had updates and additions.  There is a range of house styles throughout the neighborhood, traditional, cape code, split levels, contemporary and transitional.  Many houses in Booker Creek have been updated and added on to.

Bolin Forest is located within walking distance to downtown Carrboro.  This neighborhood also backs to Bolin Creek which has 10 miles of hiking and biking trails.  This is a nicely wooded neighborhood with traditional and transitional houses.  There are a range of house sizes from 1100 to over 3000 square feet.  In certain sections, you can find homes with basements.  The homes primarily were built in the 1980s and 90s and sit on nice .25 to .30 acre lots.

Berryhill Neighborhood - Chapel Hill, NC - 10/03/08 06:35 PM

Berryhill is a subdivision located south of Chapel Hill and is close to Frank Porter Graham elementary school.  There are two sections to this neighborhood.  The original section has houses that were built in the 1980s and are generally transitional in style on .3  acre lots.  The newer section, which was built by a range of local custom builders, was built in the 1990s and early 2000s.  These houses also are transitional in style and are on lots ranging from .25 to .7 of an acre.  There are sidewalks and a private soccer field in Berryhill.

Argonne Hills is centrally located in Chapel Hill.  It is above Lake Forest and near Piney Mountain off of Martin Luther King Drive.  It is an older, established neighborhood with wooded lots.  The houses generally were built in the 1970s and are 1500 - 2000 square feet.  A number of the homes have been updated.  The lots range in size from .25 to .50 acre.

Home Warranties have proven to be a great negotiating tool for both buyers and sellers.  I put them on all of the homes I list for sale in Chapel Hill, Durham and the surrounding area.  Most home warranties can be initiated at the time of listing the home and therefore provides coverage to the seller during the listing period.  It is amazing how many things can go wrong when you put your home on the market.  Invariably, a toilet will leak, the dishwasher or microwave will break or the air conditioning or heat will stop working.  For a modest co-payment, typically … (1 comments)
