It is time for Overland Park's large item pick up, here are this years dates and coverage areas.
This year the large item collection is for single through four-plex residences west of Antioch only.*
March 29: North city limit to 99th Street/Terrace April 5: 99th Street/Terrace to 127th Street April 12: 127th Street to the south city limits * Collections occur every other year for homes east or west of Antioch. Pickups were made in 2007 at homes east of Antioch.

The word "Foreclosure" and "Value" are often times not synonymous - 03/27/08 10:58 AM
   I have been involved in many foreclosure sales in my 7 years in real estate.  Over that time I have learned a lot about the process and thought it would be especially helpful to the novice buyer for me to clear up and separate truth from myth.  I have been on both sides of the transaction, some transactions representing the bank, some transactions representing a buyer so I can definitely tell you the mind set of each side.

I never picked up on this until a few months ago but there is a secret, unspoken brother and sisterhood in AR...it is called the brother and sisterhood of comment reciprocation (at least that is what I just named it).  
I learned this when one of the most popular bloggers on AR wrote a blog that had 200 or so comments... including mine.  Even though I was 1 of 200 or so comments, he still took the time and reciprocated a comment to one of my posts in return.  That was when a light turned on, it is easy to read a comment … (24 comments)

Johnson County estimated to become the largest county in Kansas City - 03/12/08 12:11 PM
There was an interesting article in the Kansas City Business Journal about how the County Economic Research institute estimates that Johnson County Kansas is set to become the largest populated county in the Kansas City Metro by 2023 (based on projections from the Mid American Regional Council).
If that growth holds true, that is good news for long term housing appreciation in Johnson County.  While the growth would obviously be hinged on employment growth...  The real key for Johnson County is not losing site of services such as schools, roads, and crime while be able to keep property taxes at reasonable levels.    For those of you who do not already know....Publisher has a feature on it that allows one to not only publish works that are for print but also allows you to publish works that are for the web.  It allows you to add links, navigation bars, basically anything you would want to create a flyer for a web-page.  If you are not familiar with it but use publisher, you should check it out.  It could save a lot of time if you are already creating a print flyer using publisher.  I do not use it to create web flyers but do … (0 comments)

This is another service brought to us by the fine folks at Squidoo. 
You basically enter your zip code and it allows you to create a page where you can enter information about your area.  You can fill out questions and answers about your area as well as things like favorite restaurants, things to know about your area, etc. 
I will be the first to admit that as agents, we do get bombarded with sites wanting our ideas, thoughts, content, and expertise but for anyone looking for another one....here it is SquidZipper.  Good luck

Apple iPhone, coming to a office near you? - 03/07/08 11:27 AM

    The problem with iPhone has been that is is more of a tool then an instrument of business.  It did not sink up with Microsoft's email Exchange with made it near worthless for many business people.  It looks like that all will change in June.
   Apple has announce that in June, the iPhone will be able to link up with corporate email systems.  Apple will also allow software developers to write applications for the smart-phone.   
   I'm not going to suggest anyone throw away their BlackBerry's just yet but this is definitely opening the door for Apple bring its iPhone to the business world.  … (4 comments)

Shermans Travel ranks Kansas City the #4 most underrated city in the United States.  As someone who was not raised in Kansas City, I can agree with that. Before moving to the Midwest, I (like many East coasters) really did not know how much Kansas City really had to offer.

Kansas City International Airport ranks 3rd least miserable airport in th U.S. - 03/05/08 11:15 AM
The US News and world report compiled a list of "America's Most Miserable Airports" and this is one list where it is better to be at the bottom.  Fortunately Kansas City International was pretty close to the bottom.  It was the 3rd least miserable on the list of 47 major US airports.  For the frequent traveler, another good reason to call Kansas City home.

Better Your business Quick Tip:
This isnt rocket science and you may never know if this helps your business or not.  Put flat magnets on the back of your business cards.  By doing this I have found that leads that you meet are less likely to throw your card away(right away anyway).  While many people may not put your card on the refrigerator, your card at least has longer shelf life sitting on their desk then one without a magnet. It is much easier for someone to throw away a piece of paper then a magnet.   This is a cheap and easy way to prolong … (8 comments)

How expecting the worst and hoping for the best, will force you to become a better agent.   
   In Real Estate I feel one of the greatest outlooks anyone can have (to improve themselves and their business) is to expect the worst and hope for the best.  There are many reasons that this outlook gives you the ability to become a better agent but the biggest reason is that it forces self improvement and never allows you to take failure as an acceptable option.
