Is the increase in the Barnegat housing inventory a bullish or bearish sign for real estate?
In a recent article, National Housing Inventory Crisis Reaches Inflection Point, realtor.com reported that:
In Barnegat, new listings are up 36.8% over the same time last year. Nationally, new listings jumped 8% year-over-year nationally, the largest increase since 2013 Total listings in Barnegat are up 37.7% over the same time last year. Barnegat home owners may have more equity than they know.
A recent article from a reputable news source was titled: Here's why some homeowners still can't sell. In the opening bullets of the article, the author claimed, “Negative equity is one of the main reasons why there are so few homes for sale.” The article then goes on to soften that stance but we want to bring better clarity to the equity situation.

Locally, Barnegat’s average price is up 10.12% in 2017 in comparison to year-to-date 2016. Median home sale price in Barnegat is up almost 15% over the same period. 43 homes sold in August of 2017 in comparison to 55 in August of 2016… but that decrease is mostly due to lack of homes available for sale. 255 homes have sold so far this year, 247 sold year-to-date in 2016. In other words, it’s a seller’s market in Barnegat.
