I am having a problem putting a new photo replacing the picture I have on my post.  How do I do it?  I tried doing add and editing on my spot, but nothing seems to be working....to Ted, if you see this please let me know what to do ...I feel that I need a more formal looking picture or does it really matter.  I love the ones of members holding telephones, they all seem to look really professional and also less formal.  Does anyone have any suggestions about this.  I have noticed so very many variations that I am at … (2 comments)

The next few weeks are going to be very crucial in the treatment of my husband for his cancer.  I am going to write notes to all as we go down this new adventure of life.
DAY ONE:  I had a wonderful telephone call from Margaret Rome of Active Rain.  Here I was talking to a perfect stranger about the trials and tribulations of my day to day life caring for my husband with cancer and working in the fun and interesting business of real estate.

My husband has just decided that the cyber knife (what an awful name) is something that he is willing to undergo to relieve some of cancer in head and neck (on his tonsils).  It will be done at Beth Isreal Hospital for the next four weeks together with erbitux a chemo treatment.  I can only imagine how frightening it sounds to me let alone to him.. The minute you hear the word cancer everyone becomes frightened and never want to really discuss it with you.  The only people who do want to are those that are going throught it or are the caretakers.  Please … (0 comments)

I have a dog named Roxie who keeps chasing squirrels and rabbits.  As I look out my window towards the water, I just noticed that she only chases as far as the end of the yard.  Is this what we do in real estate...chase a buyer or seller only as far as the end of towns or cities we live in?  If this is so we should start looking at the big picture....Here on Cape Cod our Buyers and Sellers come from all areas of the world.  We should never limit ourselves to this small patch of existence and do a … (1 comments)

Hello All,  I would like to hear from you about farming.   I have not been terribly successful with this phase of real estate.  My experience is limited.  I have sent out flyers,and individual letters,but I am not certain as to whether they are properly presented.  I keep wondering if the people receiving them are just tossing them out.  Is this the way we keep our name in front of the public or are we aggrevating everyone with what they consider junk mail?  I have tried to keep in touch with phone calls etc.  I really think that maybe we should be a … (1 comments)

Has anyone out there heard of the cyber knife ads a cure for cancer or has anyone had an experience with it for themself or for a loved one?  My husband is about to meet with a radiology group to discuss this..as you know sometimes we don't get all the information we need to make a decision as to whether this is for us or not..my husband has been having chemo that has apparently stopped working and this is another choice for us or maybe a clinical study.  Anyone have any advice etc.   Lucille Noble (lnoble@weichertdunhill.net)

I received some really great advice regarding staging..Thank you all!!  The Florida market seems to be a great resource for staging ..their ideas have a lot of pizzaz in the colors etc.  Hope I get to to talk to a few more  Realtors who do stageing..I have a property that I referred to a Florida agent and it sounds like they really know what to do ..the property is in Manalapan...here is hoping all goes well.

I was interested as to whether people should put signs on doors telling someone not to enter if there was a death in a room.  This would appear to be a red light to me if I were a buyer.  Sholuld we tell buyers immediately what this means?  I had a room in one home with a sign on it that read "only the Broker could enter this room"  it seemed to cause more interest than anything else in the house.  I told the people that it was there because of personal items stored.  But, what if I did not know … (0 comments)

Has anyone ever heard of the term "mudheads"?  My understanding of it is that it is the nickname of a type of railroad steam locomotive used by the Denver and Rio Grande Western Railroad.  I still don't know why they named this term "mudheads".  It sounds like a the river caused mud to stop the railways from running during storms.  Is this a good guess or am I getting confused because of the time of night.  Lucille

It is amazing how many people at this time of night have responded to my "Death in Homes for Sale".  I have not even had one comment in "Life in Homes for Sale".  People naturally gravitate to death.  I wonder if everyone worries more about dying than living.  Boy, what a waste of time for us all.  Although we all seem to just  love the mysteries more.   Lucille

I wonder just how many comments and sales we would have if all the conversation about the home was about the happy people living there and if we were to divulge only the most possitive things about the people and their families.  Most people are very curious about who is now living in the houses and their life and loves..just watch how many people stop to look at the photos that are left in a home during showings..it is amazing to see....Lucille

Death in Homes for Sale - 09/08/08 09:39 PM
Realtor's should disclose if a death is the reason for the sale of a home.  So many people have superstitions with regard to this subject and there are just as many who regard this as foolish and should not even be considered as a problem.  I guess I am in the superstition catagory.  I would like to know if the person was a good person etc. just to make sure that he went to heaven instead of in the other direction.  With everything on TV Shows nowadays we are all led to believe that there are entities roaming around.  Everyone seems … (18 comments)

Staging home concerns - 09/08/08 09:15 PM
I am discovering that using our own hidden treasures in our basements etc. to stage our client's homes can sometimes cause a problem for them in that they start to worry about keeping our stuff in excellent or at least in the conditions that the items were before we loaned them out.  Anyone else have that problem and if so let me know what and how you handled it.  I would be curious to see if your ideas could alleviate some of my concerns about this.   Lucille Noble  lnoble@weichertdunhill.com

I just realized that the only thing that happened in my neighborhood during the rain this weekend was that my heavy chair flew off our dock and into the water.  I spent hours waiting for the tide to come in  in order to float it back to the dock.  The only problem was that there was a good possibility that the tide would take it away like the stepping stairs that disappeared during the rain.  I finally retrieved it with the help of a friend.  Can't wait for the next storm.

I just received a call from a fellow Florida Realtor with requests for a mutual client of ours.  It was mostly about staging the property that is in a million dollar or more area.  I am a little hesitant to advise him about staging in that State as I am unsure of the decorating requirements (color design etc.) in the State of Florida.  Any suggestions for me to pass on would be great..The property contains quite a bit of mismatched furnishings.   Lucille Noble  lnoble@weichertdunhill.com

This week is a an important week for us (not that all weeks at chemo are not important) this time I have noticed that my husband has a tremendous amount of coughing going on and I hope it is just a cold...he had been doing so great and I am worried that he might be having a set back... say some prayers for us I know that they more than help.  Lucille Noble

Today I had a meeting with owners of some of the properties that I have listed.  I'm discovering the varying degrees of pricing, etc. from the owners prospective which is considerably different from my own as a realtor.  Here are some of their comments. 
1. Every owner believes that their property is worth much more than what they realistically should list it for.
2. If they can't sell it within 5 months they will lease it.
3. They will take it off the market and wait until spring.
4. Short sales frighten them...
