Mold can be found almost anywhere, If moisture is present, mold can feed and grow on virtually any organic and porous substance, including wood, paper, cloth, drywall, carpet, furniture, food, and even dust. It is estimated that 70% to 80% of dust is made up of human skin. Dust is one of the primary food sources for mold in the home. Therefore mold can still be found on non-organic and non-porous materials such as metal, plastic, and tile There is no practical way to eliminate all mold and mold spores in the indoor environment. Here is some feedback we received from a recent seller: Lisa and Scott, you both were so professional both in the knowledge of the Real Estate Business, but also possessed a personal manner of interaction with your clients, making them comfortable and safe in their interactions with both of you. We would never tell anyone to sign a six month contract. That, for us was a big mistake. Had we known of the two of you earlier we would have gone with you from day one. For someone’s first investment property, it is generally better to start with a residential property where you collect rent from a tenant. The key with a buy and hold property is to ensure there is positive cash flow and potential for price appreciation.

Q. What would happen if tragically a buyer or a seller passed away during the real estate transaction prior to settlement? A. This scenario, while unlikely, does occasionally happen. In the state of Pennsylvania, the agreement of sale specifies that the contract is valid for the parties in the transaction and their heirs to uphold. Therefore while there is a strong likelihood that settlement may be delayed while the estate is organized, the expectation is that settlement will eventually occur.
